Job Summary This position will provide primary maintenance support to the university housing operations department. This position will also support basic carpentry projects. This position plays a key role in supporting the building operations team on the campus. This position reports to the Assistant Director of Building Operations in Facilities Management department. Responsibilities Carpentry ¿ Perform general carpentry work including framing, trim work, cabinetry repair, door and window installation, and structural repairs. ¿ Repair or replace damaged woodwork, furniture, doors, door frames, and cabinetry. ¿ Install and repair baseboards, molding, shelving, and other interior finishes. ¿ Perform drywall installation, patching, taping, and finishing. ¿ Assist with installation of fixtures, partitions, and other facility improvements. Painting ¿ Prepare surfaces for painting including sanding, scraping, pressure washing, caulking, and priming. ¿ Apply paint, stain, varnish, and other finishes to walls, ceilings, doors, trim, and exterior surfaces. ¿ Perform interior and exterior painting projects in housing units, common areas, and facilities. ¿ Match existing paint colors and finishes as needed. ¿ Ensure clean, professional finishes and proper protection of surrounding areas. Maintenance & Repairs ¿ Respond to work orders related to carpentry and painting repairs. ¿ Perform preventative maintenance to preserve building finishes and structural components. ¿ Inspect facilities and report structural or cosmetic issues requiring repair. ¿ Assist with housing ¿turn¿ projects including repairs, repainting, and refurbishing of student housing units. Safety & Compliance ¿ Follow university safety policies and OSHA guidelines. ¿ Maintain tools, equipment, and work areas in a safe and organized manner. ¿ Use ladders, scaffolding, and equipment safely and properly. ¿ Ensure proper use and storage of paints, chemicals, and materials. Additional Duties ¿ Assist other maintenance trades as needed. ¿ Support emergency maintenance repairs when required. ¿ Participate in special projects, renovations, and facility upgrades. Required Qualifications ¿ High school diploma or equivalent. ¿ 2¿4 years of experience in carpentry, painting, or building maintenance. ¿ Experience using carpentry tools, painting equipment, and maintenance tools. ¿ Valid driver¿s license. Preferred Qualifications ¿ Experience in facilities maintenance or housing maintenance. ¿ Experience working in a university, commercial, or multi-unit residential environment. ¿ Knowledge of preventative maintenance programs. Knowledge, Skills, & Abilities ¿ Knowledge of carpentry techniques, tools, and materials. ¿ Knowledge of painting techniques, surface preparation, and finishing. ¿ Ability to read basic drawings, measurements, and work specifications. ¿ Skill in drywall repair, patching, and finishing. ¿ Ability to safely operate hand and power tools. ¿ Ability to work independently and prioritize maintenance requests. ¿ Strong attention to detail and craftsmanship.
