About Ambient Capital Partners: Ambient Capital Partners is a national real estate investment platform focused on Industrial Outdoor Storage (IOS). The firm partners with leading institutional investors and has been one of the most active buyers in the sector over the past several years. Role Overview: We are seeking an Acquisitions Officer with 6-10 years of total real estate experience, including at least 2+ years of direct deal sourcing experience, to help scale our platform. This individual will be responsible for originating, underwriting, and executing IOS investments across multiple U.S. markets, working closely with senior leadership and capital partners. This is an opportunity to play a key role in scaling a rapidly growing investment platform within a specialized and evolving asset class. Key Responsibilities:Deal Sourcing & Market Coverage Source IOS investment opportunities across multiple assigned U.S. markets through direct owner outreach, broker relationships, and proprietary channelsBuild and maintain relationships with landowners, developers, brokers, and local market participantsDevelop market-level investment theses and proactively identify emerging opportunitiesUnderwriting & ExecutionLead financial underwriting, valuation, and preparation of investment committee materialsCoordinate due diligence efforts including legal, title, survey, zoning, and environmental reviewSupport deal structuring, negotiations, and transaction execution from LOI through closingPortfolio & Platform SupportWork closely with asset management and capital markets teams to ensure seamless transition post-acquisitionContribute to refinement of sourcing strategies, underwriting assumptions, and internal processes as the platform scalesRepresent the firm externally with professionalism and credibilityCandidate Profile: Required Qualifications6-10 years of total real estate experience, including 2+ years of industrial acquisition experience (principal, operator, or investor side strongly preferred)Demonstrated ability to source deals proactively (not broker-dependent)Strong financial modeling and underwriting skillsExperience managing transactions from initial outreach through closingAbility to operate independently across multiple marketsTravel required Preferred ExperienceExposure to national or multi-market investment strategiesExperience in industrial, land or IOS-adjacent asset classesPrior experience at an institutional investor, private equity firm, or best-in-class entrepreneurial platformPersonal AttributesEntrepreneurial mindset with strong ownership mentalityHigh intellectual curiosity and sound investment judgmentOrganized, detail-oriented, and execution-focusedComfortable wearing multiple hats in a lean organizationStrong communicator with confidence interacting with senior stakeholdersWhy This Role:Opportunity to help build and scale a national IOS platformDirect exposure to senior leadership and investment decision-makingInstitutional processes within an entrepreneurial, high-growth platformCompetitive compensation with meaningful upside tied to performanceClear runway for growth as the business expands
