Sensus, a Xylem brand The Manager of Maintenance and Facilities is responsible for ensuring the safe, reliable, and efficient operation of all plant equipment, utilities, and building infrastructure. This position oversees maintenance planning, facility management, contractor administration, preventive maintenance programs, and associated continuous improvement initiatives. The Manager provides leadership to a team of salaried and hourly union maintenance technicians and works in close coordination with Production, EHS, Engineering, and other site functions to support operational objectives and maintain high standards of performance. **Position is Onsite** **Primary Responsibilities** **Maintenance Leadership & Planning** + Lead, develop, and supervise the maintenance team, setting clear expectations and fostering strong performance and accountability. + Develop, implement, and continuously improve preventive and predictive maintenance (PM/PdM) programs to maximize equipment reliability and reduce unplanned downtime. + Create and manage maintenance schedules, ensuring alignment with production needs and resource availability. + Oversee maintenance work orders, troubleshooting efforts, and timely repairs of machinery, equipment, and facility systems. + Lead improvement projects from initiation to completion. Monitor progress, address challenges, and ensure timely delivery of measurable results. + Maintain spare parts inventory, procurement processes, and vendor relationships to ensure readiness and cost control. + Develop team member training plan to keep team members updated on critical skills. Document in skills matrix and ensure needed certifications are managed proactively. **Facility Management** + Oversee building and grounds maintenance, including HVAC, lighting, utilities, plumbing, and general facility repairs. + Ensure the plant remains clean, functional, and compliant with all applicable building codes and regulatory requirements. + Manage contractors for facility services such as janitorial, landscaping, and equipment servicing. + Lead facility improvement projects, office/production area reconfigurations, and capital projects. **Safety, Compliance & Quality** + Ensure all maintenance activities comply with safety procedures, lockout/tagout (LOTO), and regulatory standards. + Partner with EHS to advance safety culture, complete inspections, and address identified hazards. + Maintain accurate records of maintenance work, permits, inspections, and equipment documentation. + Support quality initiatives by ensuring equipment used for production meets performance and reliability standards. **Budgeting & Continuous Improvement** + Develop and manage the maintenance and facilities budget, including labor, parts, contractors, and utilities. + Identify cost‑saving opportunities through energy reduction, preventive maintenance improvements, and process optimization. + Lead and support continuous improvement efforts (Lean, 5S, Kaizen, TPM) within maintenance and facilities operations. + Track and report KPIs such as equipment uptime, PM compliance, and maintenance cost performance. **Required Skills & Qualifications** **Education & Experience** + Bachelor's degree in Engineering, Facilities Management, Industrial Technology, or a related field preferred; equivalent experience considered. + Project management experience including ownership of project scope, budget, resources and execution. + 5+ years of maintenance or facilities management experience in a manufacturing environment. + At least 2 years of experience supervising maintenance technicians or skilled trades. **Technical Skills** + Strong knowledge of mechanical, electrical, pneumatic, and hydraulic systems common to manufacturing operations. + Experience with building systems (HVAC, compressed air, electrical distribution, fire protection). + Proficiency with CMMS systems for work orders, PM scheduling, and asset tracking. + Ability to read and interpret technical drawings, schematics, and manuals. **Leadership & Soft Skills** + Excellent communication and interpersonal skills, with the ability to collaborate across departments. + Strong planning, prioritization, and project management abilities. + Demonstrated problem‑solving capability and a proactive mindset. + Ability to lead teams through change and foster a culture of safety, quality, and continuous improvement. The estimated salary range for this position is $96,000 to $125,000 plus an annual bonus.  Starting pay is dependent on multiple factors, such as skills, experience and work location, and is not typically at the top of the range.  At Xylem we offer a competitive compensation package with a generous benefit package, including Medical, Dental, Vision plans, 401(k) with company contribution, paid time off, paid parental leave and tuition reimbursement.
