Job Purpose The Maintenance Technician is responsible for maintaining the overall condition, safety, and appearance of the community. This includes completing work orders, supporting unit turns, maintaining common areas, and delivering excellent service to residents.Primary Duties & ResponsibilitiesResident & Community ServiceProvide excellent customer service to residents, guests, employees, and contractors.Complete routine service requests within 24 hours as directed by the Maintenance Supervisor.Maintain the cleanliness and appearance of the community at all times.Spot-clean model and vacant units daily.Enforce community trash standards and report violations.Daily / Weekly ResponsibilitiesMeet with the Maintenance Supervisor daily to review work orders and assignments.Accurately record hours and obtain approval for overtime.Walk and inspect common areas before 9 AM; report maintenance concerns.Perform peak-day trash pickup and maintain grounds cleanliness.Make-Ready Prep: Install vendor locks within 24 hours of receiving keys.Communicate vendor issues to the Maintenance Supervisor.Complete turn checklists and obtain supervisor approval.Complete work orders daily and meet the 24-hour response policy.Change out vendor locks for scheduled move-ins and document in CSR.Participate in after-hours on-call rotation.Log and maintain pool chemicals per local code.Maintain MSDS/OSHA/EPA logs and stay updated on changes.Notify the Maintenance Supervisor of needed supplies.Provide weekend common-area coverage as scheduled.Monthly ResponsibilitiesReview the Preventative Maintenance Calendar and complete assigned monthly tasks, including:Car checks, Breezeway inspections, and Safety and trip-hazard inspectionsAttend monthly safety meetings.Quarterly / Ongoing ResponsibilitiesReplace HVAC filters quarterly and inspect units for mold or other issues.Maintain equipment inventory and report missing or damaged items.Keep required certifications and licenses current and communicate training needs.Move-Out / Move-In ResponsibilitiesAssist vendors during the turn process and report progress to the Maintenance Supervisor.Complete unit punch tasks as assigned.QualificationsWorking knowledge of electrical, plumbing, HVAC, and basic construction.Mechanical aptitude and willingness to learn.Ability to read and follow instructions and communicate effectively.Basic math skills.Ability to follow written, verbal, and diagram instructions.Professional demeanor and strong customer service skills.Strong communication, listening, and teamwork abilities.Organized, detail-oriented, and able to work under pressure.Reliable, punctual, and able to manage time effectively.Ability to maintain confidentiality and accept constructive feedback.Must have personal tools.Ability to climb ladders, lift/carry heavy loads, and work in various environments.Ability to work weekends, overtime, and participate in on-call rotation.Education & ExperienceHigh school diploma or GED required.1-3 months of related experience or equivalent combination of education and experience.Certifications & LicensesHVAC certification (as required).Valid driver's license and proof of insurance.Working EnvironmentMay include:Indoor office and outdoor environmentsMechanical facilities and confined spacesExposure to chemicals, fumes, electrical currents, and loud equipmentWorking at heights and in changing weather conditionsPhysical DemandsFrequent walking, standing, climbing, lifting, and reachingOccasional sittingAbility to lift items over 10 lbs.Ability to stoop, kneel, crouch, or crawlRegular verbal communication and hearingOccasional travel outside the area
