Our maintenance team is central to that mission.We are currently seeking a Level 3 Roving Maintenance Technician-a skilled, dependable professional with a broad maintenance skill set, strong personal integrity, and pride in doing the job right the first time.This role is ideal for someone who enjoys working independently across multiple properties, understands how to manage their time and workload, and still values being part of a collaborative, respectful and professional team.About the RoleAs a Level 3 Roving Maintenance Technician, you will support multiple residential communities throughout the Orange County and Long Beach regions. You will primarily work independently handling work orders, unit turns, and preventive maintenance, while also collaborating with other senior technicians on larger renovation projects and work orders. Additionally, at times, you may be supported by junior technicians. In those moments while partnering with others, regardless of experience and skill level, we expect all employees to be willing to guide, teach, learn and lead by example, not by ego.This is a role for someone who:Takes pride in their professionHolds themselves to high quality and ethical standardsManages time responsibly without cutting cornersUnderstands that strong teams are built through shared learning and mutual respectMaintains unquestionable, unwavering integrity at all timesWhat You'll DoCore Maintenance ResponsibilitiesRespond to and complete assigned work orders efficiently and thoroughlyTroubleshoot, repair, and maintain:Plumbing systems (leaks, clogs, fixtures, valves)Electrical systems (outlets, switches, fixtures, basic diagnostics)Appliances and HVAC components (minor repairs, replacements, PMs)Carpentry, drywall, and painting (patching, repairs, finish work)Perform unit turns, make-readies, and renovation support workConduct inspections and preventative maintenance to reduce repeat issuesMaintain clean, safe, and professional work environmentsWork Order & Technology UseAccurately manage work orders, notes, and time using systems such as Corrigo and ADPCommunicate progress, delays, or site concerns clearly and professionallyCoordinate with supervisors, dispatch, and peers to prioritize work effectivelyTeamwork & Professional StandardsWork collaboratively with other high-level technicians on larger projectsSupport and train lower-level technicians when assigned to assist youModel professionalism, integrity, and accountability at all timesInteract respectfully with residents, vendors, and internal teamsWhat We're Looking ForExperience & Technical Skill3-5+ years of relevant residential or property management maintenance experienceBroad, well-rounded skill set across multiple maintenance tradesExperience roving between properties and managing daily work orders independentlyPrior experience using work order management systems strongly preferredProfessional Traits (Non-Negotiable)Strong, inpenetrable sense of integrity - you do the right thing even when no one is watchingPride in workmanship and quality - shortcuts are not your styleSolid time and project management skills - efficient, not careless or rushedLow ego, high accountability - open to feedback, willing to teach and learnDependable, consistent, and self-directedTeam-oriented mindset, even when working independentlyCommunicationAbility to read, write, and speak conversational EnglishComfortable communicating with residents, peers, and leadership in a professional mannerMinimum RequirementsValid California driver's licenseReliable personal vehicle and auto insuranceLegally authorized to work in the U.S. (E-Verify required)Ability to pass background check and drug screeningA conviction does not automatically disqualify a candidateHigh school diploma or GED preferredPhysical RequirementsAbility to lift up to 50 lbs independently (team lifts for heavier items)Frequent bending, squatting, kneeling, climbing, pushing, and pullingComfortable working indoors and outdoors in varying weather conditionsMust be able to safely and legally operate a vehicle dailyWhy Join Pan American Properties??
