OverviewAs a Vice President on the construction management team, your role will include direct management and oversight of development and construction projects for our clients throughout the country. This will also include management of external consultants, coordination with internal teams, and direct liaising with clients. As the team expands its range of services, this is an exciting opportunity to join a growing team in a leadership role.Key ResponsibilitiesDirectly manage development and construction deals in coordination with the asset management team;Analyze construction progress while identifying potential risks, opportunities, and concerns while effectively communicating to our clients and team members; Prepare comprehensive cost and design review reporting for development projects; For direct construction management deals, act as main point of contact with client to oversee the successful execution of the entitlement, design, and construction phases; Provide material feedback to associates and analysts regarding market trends with respect to current and anticipated costs of material and labor;For debt deals, develop the deliverable schedule with the borrower and curate a deal specific construction monitoring report for execution by the team;Manage lender draw and pay application processes with client and asset management teams;Liaison with operating partners, borrowers, and leading members of the asset management team to ensure business plan execution;Consistently assess the value of reengineering a project versus time and scheduling constraints, saving costs without affecting the integrity of the project. Effectively weigh the cost/benefits to the overall project and customer experience; Oversee the successful completion of construction projects within our client's portfolios;Participate in the continued growth and improvement of all reporting functions within the construction team; andDevelop institutional knowledge for the firm through case studies and contributing to an internal database of project information.People Management Responsibilities Involved with staff selection, interviewing and training as needed; Oversee the day-to-day workload and performance of direct reports, providing clear direction and support as needed to achieve work objectives;Ensure that direct reports understand their duties and delegated tasks;Monitor performance and development of direct reports and provide constructive and timely feedback and coaching; Work with direct reports to set individual goals and deadlines and conduct regular performance reviews aligned with performance review process; and Handle discipline of employees in accordance with company policy. Professional ExperienceA minimum of 10 years' relevant experienceGeneral contracting, developer, construction management, architectural, or engineering experience preferred; client-facing experience preferred Experience with the following software/technology: Proficient in Microsoft Office Suite, Adobe Acrobat or BlueBeamConstruction scheduling software (ex. Microsoft Project, Primavera P6, etc.)Construction/project management software (ex. Procore, CMiC, BuilderTrend/CoConstruct, Smartsheet, etc.)Construction technologies such as BIM, AutoCAD, SketchUp, BlueBeamIntegrated Project Delivery (IPD), Lean Construction, Push-Pull PlanningExpertise with standard general contractor and consultant contract formsExpertise with running the bidding/solicitation and vendor selection processExperience navigating the entitlement and planning processEducation/CertificationBachelor's Degree required, preferably in construction management, engineering, or architecturePMP, LEED Certification preferred Essential Skills & CompetenciesBellwether seeks to hire entrepreneurial individuals who are highly motivated, mature and intelligent, with demonstrated excellence in prior endeavors. Joint Venture agreements, Development Management agreements, etc.); Knowledge of LEED, Fitwel, WELL standards, and other sustainability practices; and Knowledge of lender draw and pay application processes.Initiative & Dependability: Ability to perform responsibilities independently and proactively, solve problems, and improve processes and/or services. Self-directed, takes initiative and responsibility, ensures completion of tasks.Communication: Excellent verbal and written communication skills; strong listening and interpersonal skills.
