Job Title: Apprentice EngineerJob Type: Contract to HireLocation: HoustonPay: $21-$23/hrJOB FUNCTION Perform all maintenance activities in a safe manner. Provide prompt and courteous response to Tenant ANGUS Work Order requests. Interact professionally with Tenants, Contractors, and Vendors. Assist to ensure compliance with all company policies, as well as City, State and Federal safety and environmental laws, codes, standards, and regulations. Perform all maintenance activities in a safe manner. Operate, and perform maintenance and repairs on all mechanical, electrical, plumbing and HVAC related equipment as outlined by the Chief Engineer including, but not limited to:PumpsAlignmentsAnnual inspectionsGreasing of bearingsChillersAnnuel inspectionsTube cleaningsSafety controls (Check only)Air Handling UnitsReplacing filtersCleaning coils, pans, interior and exterior surfacesBearing lubricationControls operations inspectionMaintain equipment room conditionsAligning all moving parts Adjust any changes to HVAC and related equipment to maintain the established operating criteria within the guidelines set forth by the Chief Engineer including but not limited to:Chillers, chilled water and reheat systemsBuilding environmental controls:Thermostat sensorsFresh air and exhaust systems Duct dampers and splittersDamper controllersBelt and pulley adjustments Start and stop HVAC machinery Building automation control system(s)Adjust any changers to fire alarm and life safety systems at each assigned property, including, but not limited to:Activating/deactivating zonesTrouble, alarm, and supervisory response Making building announcements Perform repairs, maintenance and replacement of building components including, but not limited to:Building Furnishings Door handles, hinges, and closersCeiling tile, cove base, mini-blinds, floor, and wall coveringsPlumingRestroom fixturesUnstop drainsElectrical Lights and lights ballastsWall receptacles, switches, and circuit breakersMechanical parts such as fuses and startersMagnetic starters and control components Emergency generator Emergency power distribution Participate in the water treatment chemical programs as set forth by the Chief Engineer:Ensure biocides in system are maintained at proper levelsPerform chemical analysis and make corrections for abnormalities or substandard results Participate in continuous inventory of chemicals Make necessary adjustments to chemical feed controller Maintain operation logs and files, where appropriate to include, but not limited to:Central Plant OperationsChemical consumption logs Other equipment or operation inspection logs specific to the assigned property.Demonstrate knowledge and skills in HVAC distribution and controls by actively participating in house calls by adjusting and/or taking corrective actions to resolve work orders, Fully competent in following all current emergency procedures as trained at the assigned property, which may include, but not limited to: Assistance with directing building occupants with evacuationsAssisting with bomb searches Assisting with life safety system alarms Assist emergency authorities and response teams Establish and maintain a cooperative working relationship with the entire operation staff and perform as a team member.Other FunctionsOrder, stock, and inventory parts and supplies as directedClean and paint equipment and areas designated by Chief EngineerParticipate in all training activities and seminarsAssume additional responsibilities and authority as delegated by Chief Engineer; or requestions by PM, or an Officer.BGSF is an Equal Opportunity Employer.
