Midtown Assisted Living Residence - DUTIES AND RESPONSIBILITES: *  Maintain the building and grounds and conduct / coordinate all the necessary repairs.*  Respond promptly to all requests for repairs or maintenance concerns.*  Prepare rooms for new residents.*  Test the fire protection systems as required by code and schedules regular inspections.*  Maintain the HVAC system.*  Ensure the lighting and plumbing systems are working properly at all times.*  Supervise proper removal and disposal of trash.*  Conduct regular safety inspections, fire drills, emergency evacuation drills, etc. regularly.Must have knowledge and experience with all types of construction phases including:*  Carpentry*  Concrete Repairs*  Electrical*  Fencing*  Framing*  Gutter Repairs*  Handyman & General Repair Work*  HVAC*  Painting (Interior & Exterior)*  Plumbing*  Pressure Washing*  Remodeling & Construction Knowledge*  Roof Repairs/Replacements*  Rotten Wood Repairs*  Sheetrock and Drywall Repairs*  TilingSKILLS & SPECIFICATIONS:*  Ability to adapt to changing demands and priorities.*  Ability to motivate and influence people.*  Organizing, planning, and problem-solving skills.*  Good interpersonal and communication skills.*  Ability to work as a part of a team.*  Possess a positive attitude.*  Honest and trustworthy.*  Punctual and time conscious.*  Creative.
