Description We are looking for a dedicated Property Manager to oversee the operations and performance of residential properties in Monmouth County, New Jersey. This long-term contract position is ideal for individuals who excel in managing property operations, ensuring compliance, and delivering exceptional service to residents and stakeholders. The role requires a proactive approach to property management, including maintaining financial stability and operational efficiency. Responsibilities: - Oversee day-to-day property operations, including leasing activities and compliance with housing regulations. - Coordinate and monitor maintenance tasks, ensuring timely completion of work orders and inspections. - Manage resident files with accuracy, ensuring they meet audit-ready standards for annual recertifications and renewals. - Provide outstanding customer service to residents, vendors, and partners by addressing concerns and inquiries promptly. - Assist in achieving strong financial performance by monitoring budgets and controlling operational expenses. - Support the Property Manager in resolving tenant issues and maintaining positive community relations. - Ensure adherence to Section 8, HUD, and other affordable housing program requirements. - Utilize property management software, such as Yardi or Rent Café, to streamline operations and reporting. - Collaborate with team members to meet deadlines and maintain smooth operations across multiple sites. - Facilitate leasing processes and maintain high occupancy rates through effective marketing and tenant engagement. Requirements - Minimum of 5 years of experience in property management, leasing, or affordable housing. Strong tax credit experience - Familiarity with HUD, Section 8, or other housing assistance programs is highly desirable. - Proficient in property management software, such as Yardi or Rent Café. - Strong organizational and time-management skills to handle multiple tasks and deadlines. - Exceptional communication and customer service abilities to engage effectively with residents and stakeholders. - Detail-oriented with a collaborative and team-focused work approach. - Knowledge of compliance requirements and audit processes for housing programs. - Ability to manage operations across different sites and adapt to changing priorities.
