Job PurposeThe Facilities Maintenance Tech II will be responsible for maintaining company buildings and equipment in a well-maintained functional condition. Performs a variety of skilled and unskilled maintenance activities to maintain the condition and appearance of buildings and grounds in accordance with established standards. Under limited supervision, ensures that maintenance practices are in compliance with company requirements. This position will monitor outside contractors or vendors for various services.Essential FunctionsThe job duties and responsibilities of the position of Facilities Maintenance Tech II include, but are not limited to:Monitors contractor performance. Works closely with outside vendors andcontractors to ensure work is completed according to set specificationsAssists with maintaining building securityPerforms intermediate-basic level electrical work and determines when a professional electrician is requiredPerforms intermediate-basic level plumbing work and determines when a professional plumber is requiredTransports and delivers goods or equipment as assignedResponsible for alerting the Facility Manager of any unusual occurrence and/or damage that has taken place or that may occur Schedule and complete the "Preventative Maintenance Program"Performs immediate cleaning duties necessary to maintain clean facilityPerforms other maintenance duties as assigned by the Facilities DirectorPerforms basic carpentry, painting and plasteringPerforms intermediate mechanical maintenance (e.g. Heating, Ventilating, Air Conditioning)Perform periodic checks of domestic water systemsPerform all work in accordance with established safety procedures Assure safety standards are used which comply with all company, local, city, state and federal guidelinesEnsure compliance of all work-related activities in a fair, ethical, and consistent mannerComplete work order forms, input work logs into computer as completedMaintain a professional courteous manner with all residents, vendors, and fellow employees Maintain inventory controls for cost effective operationsAll other responsibilities as assignedCompetencies and QualificationsHVAC training certificateElectrical training certificateOSHA 30 training certificateMust have a valid NYS Drivers LicenseSelf-starter and team playerMust be organized and provide deliverables in support of project plansUnderstand and follow oral and written instructionsAbility to prioritize and manage multi-functional tasksGeneral knowledge of safetyGood mechanical skills and experienceAbility to work effectively under pressure, and against strict time constraintsAbility to use standard powered and non-powered toolsMust be able to travel to various work-site locations on demandMust be comfortable and able to work on a ladder of up to 20 feetMust be able to work independently without direct supervision
