Job Advertisement The City of Keene's Parks Recreation and Facilities Department is now accepting applications for a Building Mechanic! This position will primarily work at the Recreation Center but will also oversee any projects at the Keene Fire Stations and the Dillant-Hopkins Airport. The Building Mechanic is responsible for performing a variety of routine repair and preventative maintenance tasks to facilities and associated equipment. The ideal candidate will be able to oversee and understand the installation of various HVAC projects! Specific duties include but are not limited to: • Performs preventative maintenance on HVAC security systems and energy management systems. • Inspects and monitors the operation of heating and air conditioning units. • Performs plumbing repairs such as repairing leaks and unplugging drains and fixtures. • Performs rough and finish carpentry work and construction work including building and paneling walls and partitions designing and installing countertops and hanging and finishing drywall. • Determines or assists in determining future projects necessary for the maintenance of buildings and facilities or to further the needs of City departments. • Ensures that electrical repairs to City buildings fixtures and equipment are made including testing circuits to locate problems replacing switches outlets and ballasts and repairing and replacing motors and pumps. • Cleans restrooms lobbies offices other rooms hallways and stairways. Collects and removes trash and recycling washing windows and walls sweeping and mopping floors and vacuuming and cleaning carpets. Essential Duties and Responsibilities Follows All Standard Operating Procedures Performs preventative maintenance on City buildings and systems; including HVAC; security systems; and energy management systems. Inspects and monitors the operation of heating and air conditioning units; checking filters; trouble-shooting problems; cleaning evaporators and condenser cells; changing belts and motors; lubricating bearings and monitoring the operation of air handler units. Sets up and monitors the energy management system. Operates and maintains boilers. Maintains through others building safety to include suppression; access; and egress. Determines; or assists in determining; future projects necessary for the maintenance of buildings and facilities or to further the needs of City departments. Monitors activities of day to day activities of contractors reporting as required to the Maintenance Manager - Facilities. Prepares cost estimates of carpentry and construction projects making purchasing recommendations. Works with representatives of City departments to assist in project design and layout. Moves desks; table; and other office furniture as needed. Performs rough and finish carpentry work and construction work; including building and paneling walls and partitions; designing and installing counter tops; constructing cabinets and bookcases; as well as repairing furniture; installing suspended ceilings; hanging and finishing drywall; repairing door frames and hanging doors. Ensures that electrical repairs to City buildings; fixtures; and equipment are made; including testing circuits to locate problems; replacing switches; outlets; and ballasts; repairing and replacing motors and pumps; and related tasks. Performs plumbing repairs such as repairing leaks and unplugging drains and fixtures; replacing valves; and if needed; managing the work of licensed plumbers to install fixtures such as sinks; urinals; toilets; and performing other plumbing jobs. Performs interior and exterior painting; includes repairing and preparing walls for painting and applying various types of paint. Applies caulking as necessary. Installs and repairs vinyl and other wall coverings. May require use of ladders. Repairs and replaces; or coordinates with vendors for maintenance or repairing of carpeting and other types of flooring. Maintains grounds. Cleans restrooms; lobbies; offices; other rooms; hallways; and stairways. Tasks include; but are not limited to; collecting and removing trash and recycling; washing windows and walls; sweeping and mopping floors; and vacuuming and cleaning carpets. Maintains supplies in restrooms. Sets up rooms and equipment for meetings and other activities. Removes ice and snow from walkways ensuring safe ingresses and egresses; salting as necessary. Monitors and maintains through others plumbing and heating systems to ensure efficient working order. This includes furnaces; boilers; heat pumps; air conditioning systems and hot water heaters. Perform routine maintenance of buildings. This includes minor repairs; painting; and basic plumbing and electrical work. Assists outside contractors; as needed. Monitors supply inventory; ordering and picking up supplies as needed. Additional Duties and Responsibilities: As required by the supervisor; position may involve working during non-regular working hours; weekends; and holidays. Cross Training: Each Building Mechanic will cross train with other building Mechanics to provide for continuity of facility operations when required due to sick; vacation or other leave or transition of personnel; and response to emergencies. Supervisory Responsibilities: * Directs assigned temporary/seasonal employees; * Directs efforts of assigned juvenile and adult workfare participants; occasionally; * Directs work of assigned division custodians. Customers City employees; the public; organizations renting City facilities. Education and/or Experience High school diploma or general education degree (GED) plus three years of experience in the maintenance and repair of building and mechanical systems; including some of the more complex building maintenance repair tasks. Prefer skills training in electrical; plumbing; HVAC; and other building trade areas. Must demonstrate experience with budgets and managing contracts. Language Skills Ability to read and comprehend simple instructions; short correspondence; and memos. Ability to write simple correspondence. Ability to present information effectively in one-on-one and small group situations to customers; clients; and other employees of the organization. Computer Skills Basic familiarity with computers; ability to retrieve and send e-mail. Must be able to work with computerized work order systems. Basic understanding of DDC's (Direct Digital Control) CMMS (Computerized Maintenance Management Software) and BAS (Building Automation Systems). Mathematical Skills Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's. Reasoning Ability Ability to apply common sense understanding to carry out instructions furnished in written; oral; or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Certificates; Licenses; Registrations Valid NH driver's license; required. Physical Demands The employee is regularly required to stand; walk; use hands to finger; handle; or feel; reach with hands and arms; climb or balance; stoop; kneel; crouch; or crawl; and talk or hear. The employee is occasionally required to taste or smell. The employee will frequently lift and/or move up to 25 pounds and occasionally more than 100 pounds. Specific vision abilities include close vision. Work Environment The noise level is moderate. This position involves frequent exposure to wet or humid conditions fumes or airborne particles and toxic or caustic chemicals.
