This role serves as the primary human support contact when Leasing AI (Elise/Stella) escalates conversations that require judgment, empathy, or real-time decision-making. In addition to managing AI-escalated prospect and resident communications, this role is directly responsible for leasing and supporting apartments assigned to the Zone Office portfolio, including units attached to the advisor's home office. This position plays a critical role in increasing lead conversion, reducing dropped prospects, strengthening resident retention, and ensuring seamless coordination between AI systems, onsite teams, and management.RequirementsLeasing, sales, or customer service experienceStrong written and verbal communication skillsComfortable working in structured CRM workflowsAbility to manage high task volume and prioritize effectivelyHighly organized and detail-orientedCalm, professional, and solution-focused under pressureExperience with Elise CRM and AppFolio preferredKey ResponsibilitiesProspect Relations & AI Escalation SupportAct as the first human point of contact when Leasing AI escalates tasks due to:Complex prospect questionsRequests for a live agentUrgent or time-sensitive leasing situationsMonitor and prioritize escalations within Elise CRM dailyRespond to prospect communications via:TextAI-routed phone callsCall-back requestsMaintain strong knowledge of:Pricing and availabilityProperty features and locationsLeasing policies (application fees, move-in costs, pet policies, etc.)Application requirements and approval processSend applications and guide prospects through next stepsMonitor daily tour schedules and resolve scheduling conflictsServe as backup scheduling coordinator for Stella by reviewing calendars and confirming toursResident Relations & Retention SupportThe Area Leasing Advisor supports resident satisfaction and retention through proactive communication and follow-up. Responsibilities include:New move-in follow-up phone callsWork order satisfaction phone callsRenewal remindersDelinquency calls Resident satisfaction surveysDelivering resident notices and 5-day lettersEntering and tracking work ordersHandling light maintenance-related questionsResponding to general resident inquiriesEscalating complex issues to Property ManagersThis role helps strengthen resident experience, reduce turnover, and improve communication flow across the portfolio.Application, Move-In & Pre-Resident CoordinationServe as the primary human contact once a prospect enters the approval stageConfirm lease execution prior to move-inEnsure residents understand and acknowledge move-in costsClearly communicate expectations and next stepsTrack and manage Move-In Inspection FormsUpload completed documentation into AppFolioConduct renewal outreach for upcoming lease expirationsEscalate concerns appropriately (This role does not generate renewal offers or negotiate lease terms.)Media & Visual Leasing SupportUpload and maintain unit and property media in AppFolio:PhotosFloorplansVideosEnsure media is accurate and up to dateShare approved visuals with prospects to support leasing conversationsCoordinate with onsite teams when updated media is neededReporting & Operational SupportComplete and submit Daily and Weekly Leasing ReportsMaintain ongoing communication with onsite leasing teams regarding:Daily schedulesTour confirmationsAI escalationsScheduling changesProvide administrative support during high-volume periodsLeasing & Portfolio Responsibility (Home Office Assigned Units) In addition to AI-escalated support, the Area Leasing Advisor is directly responsible for leasing apartments attached to their designated home office portfolio. Responsibilities include:Managing all leasing activity for assigned units from inquiry to move-inConducting virtual and/or in-person tours (as applicable)Following up with prospects and nurturing leadsSending applications and guiding prospects through the approval processMonitoring pricing, availability, and specialsEnsuring accurate listing information across websites and ILS platformsCollaborating with onsite teams to prepare units for showings and move-insSupporting occupancy goals and leasing performance targetsThis role carries direct accountability for leasing performance within the assigned portfolio.BenefitsAt CYM Living, we invest in our team members and recognize performance.
