Job Title: Maintenance Supervisor Location: Columbus, OH Job Type: Full Time, On-site Compensation and Benefits Base Salary: $80k-$85k/year commensurate with experienceHealth InsurancePTO and Holiday Pay$2,500 Sign on bonus Overview: We are seeking a highly skilled and motivated Maintenance Supervisor to lead the maintenance operations at our residential community. This hands-on leadership role requires a balance of strong technical expertise, project management skills, and team supervision. You'll be responsible for overseeing all corrective and preventive maintenance tasks, ensuring our property remains safe, attractive, and operating at peak performance. This role is essential in maintaining resident satisfaction, enforcing quality standards, and promoting a culture of safety, efficiency, and exceptional customer service. Key Responsibilities: Maintenance Oversight & Execution Perform and supervise a variety of tasks including plumbing, HVAC, electrical, carpentry, painting, janitorial duties, and grounds maintenancePrioritize, delegate, and track maintenance service requests, ensuring timely and effective resolutionExecute and manage the Make-Ready/Turn Process, including completing move-out inspections, scheduling repairs, and finalizing unit readinessMaintain accurate work order records and inventory logsVendor & Budget Management Schedule, monitor, and inspect the work of contractors and vendors to ensure adherence to company quality and safety standardsProcure parts and materials within budgetary guidelines, maintaining inventory levels and cost efficiencyAssist in preparing and managing the maintenance budget, providing monthly variance reports to the Property Manager and Area ManagerLeadership & Training Supervise, train, and evaluate service technicians and maintenance staffParticipate in the hiring process and assist with new hire onboardingProvide regular performance reviews, set professional goals, and implement development plansProperty & Safety Inspections Conduct regular site walks and inspections, identifying and addressing immediate or long-term maintenance needsEnsure all work and procedures are compliant with OSHA safety standards, SDS requirements, and local, state, and federal regulationsEnforce safety protocols including hazmat handling, eye protection, lockout/tagout procedures, and use of personal protective equipmentOn-Call & Emergency Response Participate in on-call rotations, including weekends and holidaysRespond promptly to after-hours emergencies, ensuring resident safety and minimizing property damage Minimum Requirements: High school diploma or equivalent; technical/vocational training a plus5+ years of hands-on property maintenance experience1-3 years of maintenance team leadership or supervisory experienceAdvanced proficiency in HVAC, plumbing, electrical, carpentry, painting, and general repairsStrong project management skills with the ability to plan, organize, and coordinate complex tasksDemonstrated experience managing vendor contracts and maintenance budgetsSolid negotiation and conflict resolution abilitiesWorking knowledge of OSHA safety standards, SDS documentation, and general building codesMust be detail-oriented, organized, and possess strong problem-solving skillsEffective verbal and written communication skillsMust read and comprehend EnglishValid driver's license and reliable transportationAvailability to work extended hours and respond to after-hours emergenciesPhysical Requirements: Frequently required to stand, walk, stoop, kneel, crawl, or crouchMust be able to lift or move up to 50 poundsUse of ladders and power toolsMust be able to operate a vehicle as needed during work hours
