It's knowing that what you do makes a real difference in the lives of real people every day.At Ingerman, the District Manager is responsible for providing leadership and overseeing all administrative, compliance, management, and fiscal operations within his or her assigned portfolio of properties. This includes optimizing portfolio performance vs. budget and facilitating the achievement of owner, company and property objectives.Please note this position oversees our Jersey City, NJ community while having direct property management responsibilities at our two sites in Newark, NJKey Job Responsibilities Include But Are Not Limited To: Contributes to the development and implementation of companywide policies, procedures and initiatives Operationalizes best practices throughout the portfolioParticipates in candidate interviews and partner with Property Managers to make well-informed hiring determinationsValidates that new employees are oriented, on-boarded and well-trainedProvides ongoing, balanced performance feedback to employeesCounsels underperforming employees and provide direct commentary to their improve performanceEnsures the portfolio meets all contractual and operational obligations-safety, security, maintenance, marketing, landscaping/curb appeal, etc.Develops and administers operating and capital expense budgets which reflect the owner's performance goalsForecasts and oversees major capital expense projects, including HVAC systems, roofing, and parking lot surfacing, etc.Performs operational reviews throughout the portfolio and recommends corrective action to address deficienciesVerifies that property files and documentation are complete, accurate, legible and compliantOversees completion of annual re-certifications for all funding sources accurately and on-time to ensure compliance with applicable program/s (e.g. Low-Income Housing Tax Credit (LIHTC), Home, Public Housing, etc.)RequirementsKnowledge, Skills, and AbilitiesBachelor's degree (or equivalent combination of education and experience)Minimum of five years within the property management industryAt least three years of multi-unit supervisory experience, which includes annual budget processing, accounting, compliance, and interviewing/selection/performance management of employeesExperience with Public Housing, Project-based Voucher, Tax Credit and Section 8 is highly preferredExcellent interpersonal skillsProficiency in budgeting and fiscal oversightSuperior written and verbal communication skillsAdvanced analytical and problem-solving skillsTechnically proficient in Microsoft OfficeAbility to work in a fast-paced, action-oriented environmentAbility to establish relationships across the organization and at various hierarchical levelsAbility to travel up to 50% of the timeWE'VE GOT YOU COVEREDWe take pride in supporting the health and well-being of our teammates and their families:Full medical, prescription, dental, and vision benefitsCompany-paid life and AD&D insuranceCompany-paid short-term and long-term disabilityA 401(k) retirement plan with company matchPaid time off, accrued based on years of serviceSupplemental insurance for employees and familiesEmployee Assistance Program for confidential counselingAdditional paid day off to provide community or charitable servicesPaid holidays; approximately eight per yearPeace of mind and a great working environmentIngerman provides equal employment opportunities (EEO) to all employees and applicants for employment without regard to race, color, religion, sex, national origin, age, disability or genetics.#HPSalary Description $68,134 - $77,976.50 annual plus bonus potential
