As The Carroll Companies continue to evolve nationally and internationally, we are best known for our luxury multifamily developments, visionary mixed-use lifestyle centers, and superior storage solutions.Responsibilities Include:The Project Manager supervises construction site superintendents and manages the projects from permits through final CO and punch and will play a key role in construction project management and planning for Garden Style Multi-Family Apartment projects. This will include reviewing construction plans/drawings and, assisting in the acquisition of permits and approvals, reviewing construction commitments and change orders. In this role you will also maintain project progress information, ensure projects are on schedule, within budget, safe and secure, and prepare cost data for project control analysis and reportingThe ideal candidate will have: • Minimum of 5 years multi-family garden apartment construction• projects simultaneously• Be a self-starter• Proven employment record• Excellent references• Computer literacy• Strong communications/interpersonal skills required. • College degree is preferred The Project Manager, herein referred to as PM, shall report to the Vice President, CIP Construction Company. The PM's hours are whatever is needed to fulfill the job assigned. The following is a list of expectations and responsibilities of the PM. The PM is responsible for assisting the Civil Engineer/Land Development Manager in obtaining the approval of the site plans of an assigned community.The PM will assist the Purchasing Manager and the Land Development Manager and the Civil Engineer in obtaining bids and contracting with the grading, utility and paving contractors.The PM is responsible for reviewing the site plans and making suggestions to the Land Development Manager and the Civil Engineer during plan development to ensure that they meet the company's site plan typical model. The PM is to direct all plan comments through either the Civil Engineer/Land Development Manager, the Vice president or the Company President.The PM will review the site plans during plan development with the Land Development Manager and the Civil Engineer with an emphasis on value engineering the site.Once the site development contracts have been accepted, the PM will coordinate with the Civil Engineer/Land Development Manager's direction, the site development and have the Superintendent on-site ensure that the development work is performed on budget, on schedule, and that we receive a quality job.The PM will be available to the Civil Engineer/Land Development Manager for on site inspections of the site contractor's monthly pay requests for the approval process which is conducted by the Land Development Manager and the Civil Engineer for submittal to the CIP Vice President and to Roy Carroll for final approvals.The PM is not to issue VPO's for any aspect of the land development process without advance approval of either the Civil Engineer or the Land Development Manager or the Vice President or . Any VPO's over $2000 must be approved by Roy Carroll.The PM will work with the company's Purchasing Manager to assist in finding new subs and vendors as needed.The PM may be asked at times for limited assistance by the Purchasing Manager to help negotiate a contract.The PM is to fill out and forward to the company president, a plan change request form for any plan changes with the Architect that are needed in order to obtain building permits or generally needed. The company president will either approve or reject and forward to the company Architect.The PM will review the building plans and make written suggestions as needed in the form of a Plan Change Request Form to be submitted to the company president for approval prior to implementation.The PM will be responsible for coordinating the hiring and termination of Superintendents, Assistant Superintendents, Yard Persons and Field AP persons in advance of any action with the approval of both the company's HR Manager and the company's president.The PM is not to transfer an employee or make an offer of an assignment without first obtaining the approval of the company president.The PM is to manage the Superintendents, Assistant Superintendents, Labor Hands and Field AP personnel for the assigned communities.The PM will be expected to monitor the job performance of the persons working under the PM in assigned communities to educate, motivate, review and make suggestions to the HR Director, the Vice President and the Company President for pay or position advancements. Such increases or position advancements are not to be offered without first obtaining the specific approval of the company president.The PM is expected to visit the assigned communities at least once weekly unless circumstances dictate otherwise, in which case the Vice President or Company President should be notified as to the reason why the job will not be visited.The PM is responsible for the safety and safety training of the workers, both employees and subs, in assigned communities. The following items are to be adhered to;a)Weekly safety meetings with subs on each site.b)Keep up to date on all safety issues and OSHA regulations and work with the company safety consultant on their on site inspections.c)Turn in incident reports to the company president within the next business day of an incident.d)Ensure that no unsafe operations are being conducted on any company property.The PM is to ensure that all injuries, thefts or vandalism are reported by the Superintendent in detail on an incident report and that the report is forwarded to the company president within 24 hours of an incident.The PM is to ensure that polices established in the Superintendent Manual are followed. The PM is not to change the policies established. The PM is responsible for creating the Delivery Schedule of the buildings in assigned communities and for ensuring that the Delivery Schedule is met. The Delivery Schedule is to be approved by the company president in advance and not changed without written authorization from the company president.The PM is expected to be present for the walk-thru when a building is completed and ready to be turned over to Capstone Management.The PM is responsible for ensuring that each Superintendent delivers a Daily Log that the PM is to review and keep in files in the main office. Once the Daily Log has been reviewed by the PM, the PM will forward a copy to the Vice President and to the respective accounts payable person in the corporate office. The PM is expected to educate all employees in assigned communities about company policies including the Accounting Policy. The PM is expected to enforce all company policies, written and unwritten. The PM is to produce a schedule for vertical construction on each of his/her projects, typically on Office Project Scheduling software, which will be utilized and adhered to by the field staff, suppliers, and subcontractors. The schedules will be submitted to the Vice President and to Roy Carroll for approval prior to utilization. A schedule of projected turnover dates will be submitted to Capstone Management in order to coordinate lease ups and move in dates for the apartment units/buildings and the start up for the Clubhouse/Leasing office.The PM is to monitor the Variance Purchase Orders and ensure that a Superintendent does not issue a PO for more than his/her $500 limit.The PM is to have the authority to approve VPOs up to $2,000 with the exception of land development VPO's, in which case the PM is not to issue a VPO for any amount.
