**Commercial Clearance Officer** Join a nationally recognized Settlement & Escrow company powering complex commercial real estate transactions. Are you a commercial title expert ready to work on high-value, sophisticated deals in a fully remote capacity. We are partnered with one of the largest Title Insurance agencies in the Northeast that is experiencing rapid growth and expanding its commercial operations nationwide. The Commercial Clearance Officer will work on some of the most complex and high-value transactions the company handles - with full access to underwriting counsel, a collaborative team structure, and the professional respect that comes with being recognized as a subject matter expert. *Fully Remote* **Responsibilities** + Review, analyze, and clear title commitments - including multi-party acquisitions, development projects, portfolio transactions, and commercial refinances. + Resolve all entity authority issues prior to commitment delivery. + Review LLC Operating Agreements, Corporate resolutions, Partnership Agreements, Trust Documents, and Estate Documents to confirm authority execution requirements. + Identify and resolve all title defects and clearance issues, including open liens, judgements, UCC filings, delinquent taxes, probate matters, boundary and survey issues, and entity authority gaps. + Prepare and send clearance requirement letters and correspondence to attorneys, lenders, developers, and internal teams. + Develop and maintain deep knowledge of title standards, clearing practices, endorsement requirements, and underwriter guidelines across NY, NJ, PA - including state-specific endorsements, recording requirements, and tax lien search standards. + Mentor junior staff and serve as a valuable internal resource on complex clearance decisions. **Requirements** + Minimum of 5 years of commercial title clearance or commercial title production. + NY, NJ, and/or PA commercial title experience required, multi-state experience strongly preferred. + Expert-level knowledge of LLC/Corporate/partnership authority documentation, trust and estate documentation, ALTA and state-specific endorsements. + Experience working directly with national underwriters preferred. + Strong written and verbal communication skills, comfortable communicating with attorneys, lenders, and real estate professionals. **Compensation & Benefits** + Competitive salary commensurate with experience. + Health, Dental, Vision insurance coverage! + 401k Match! + Employee recognition program. + Family first culture. + Tremendous internal growth opportunities to advance into executive management opportunities.
