**Description** We are looking for a Manager, Lease Administration to join our NA Retail Store Development team to support the lease accounting and administration function for the North American free standing retail store locations. This position will report to the Executive Director, Lease Administration Real Estate. **Key roles and responsibilities** + Escalation point of contact for resolving difficult or recurring Landlord/Developer issues. Responsible for developing and maintaining a positive and productive work relationship. + Act as a point of escalation for the Brand Retail Operations teams for landlord and lease related issues. + Review payments, reconciliations, updates to monthly recurring rent, and sales reporting prepared by the Coordinator of Lease Administration, ensuring payments are accurate and valid, and all accounts are current. + Responsible for the preparation of Annual Rent plans and quarterly estimates for assigned Developers/Landlord by door for inclusion in each Brand's fiscal year plan. + Review and perform Desktop Audits of Percentage Rent Statements, Operating Expense, Real Estate Tax and Utility pass-through billings. + Negotiate disputed billings from landlords which will include correspondence with landlords, agents and inside/outside attorneys. + Tririga Lease Administration system responsibilities including creation of new locations and initial set up of New Leases and Lease Amendments. + Oversee department accounting and month-end closing activities including review accounting schedules in the lease administration system, monthly journal entries, accruals, and balance sheet account reconciliations and certifications. + Preparation of Quarter end and Year end reports and schedules required for audits and/or SEC reporting. + Process Real Estate & Lease Administration related forms (i.e. Estoppels) + Oversee the processes for completing for initial set up and changes of Landlord Vendor information, and obtaining certificates of insurance. + Supervise all activities of the Lease Administration staff. Providing support, guidance, and assist in their professional development. Ensure all tasks are prioritized and completed timely and accurately. + Partner with Real Estate team and Legal team to obtain information on pending leases, and provide information and reporting to support the real estate process. + Actively participate or lead special projects or requests, prepare ad hoc reports as needed. **Qualifications** + 5+ years of relevant experience with at least 2 years in either Property Management, lease audit, or retail lease administration. + Candidates must be able to work independently and take ownership of their projects and work flow. + Strong understanding of legal contracts and Lease Administration software is preferred. + Must be detail oriented and organized. + Strong problem-solving skills and excellent communication skills. + Service oriented and quick to react to and resolve issues and inquiries. + Ability to build positive and productive work relationships with Landlords/Developers, Corporate partners, Brand Operation Teams. + Must display Leadership skills and ability to effectively represent the Team dealing with Department and Corporate Senior Management. + The ideal candidate possesses strong retail lease administration background, as well as a good understanding of accounting including processes, procedures, and internal controls.
