The Sr. Project Manager of Construction will manage the construction of new stores, remodels, special projects, and initiatives in stores as directed by the Director of Construction. This position is responsible for managing multiple external vendors simultaneously, including architectural, engineering, expeditor, project manager (if required) and general contractor service providers. As Foot Locker's representative, this position has cost, schedule, and quality responsibilities including project delivery, document management and site control, change management, forecasting/risk analysis, and project reporting. The candidate must possess a thorough understanding of architectural and construction processes, work well in a team environment, and possess excellent verbal and written communication skills. The candidate will be responsible for managing customer expectations through partnering and ongoing process improvement. This role interfaces with key stakeholders within the store design, real estate leasing, divisional field teams, as well as senior management. This role is accountable for all preliminary and final budgets, change orders and applications for payment. Travel to projects is required to ensure the company's standards are being met.ResponsibilitiesPROJECT MANAGEMENT RESPONSIBILITIES:Customer Service/CommunicationCoordinate project activities with business partners and outside vendorsEstablish a strong rapport with internal customers, vendors, and business partnersUse influencing skills and develop and maintain good working relationshipsNegotiate, persuade, and/or influence others to gain cooperation in order to meet or exceed customer service standards both internally and externallyUnderstand (or quickly grasp) customer priorities and terminologyCommunicate effectively, both verbally and written, as well as proactively communicate critical issues appropriatelyAppropriately communicate and otherwise handle sensitive business informationInterface with Lease Administration to review lease documentsMust be flexible to meet changing needs of the Divisions and changes to schedulesProblem Solving/Technical CompetenciesIndependently develop action plans in response to emergency, immediate, and/or complex problemsResponsible for developing and implementing process improvements to maximize efficiencies and improve customer serviceResponsible for utilizing process management skills to address a variety of issues and develop process resolution in the absence of established processes and/or processesDrive complex issues to closureIndependently able to develop creative and practical recommendations to drive problem resolutionEscalates issues appropriately and comfortably to all levels of managementAccountable for project planning/scheduling, project cost management, and project close outEnsure strict adherence to OSHA regulations, company safety protocols, and site-specific safety plansConduct or oversee regular site safety audits and incident reportingManage multiple projects of varying scopes concurrently, while meeting all timelines and quality expectationsResponsible for developing, reviewing, and auditing monthly, quarterly, biannual expense and capital budgets/forecasts based upon trendsRecommend team structure and tasks, which may include internal benchmarking and utilization of cross-functional staffsUnderstand team's role and contribution to department, division, and companyInterpret construction drawings and find value engineering opportunitiesRead and negotiate contractsDevelop and review budgetsQualificationsBachelor's degree in Construction Management, Engineering, Architecture, or related field (or equivalent combination of education and experience)8+ years of progressive experience in retail development/construction project management, with proven success delivering new builds, remodels, and/or expansions in mall and street-front retail environmentsPreferred: PMP (Project Management Professional), CCM (Certified Construction Manager), LEED APProficiency with construction management software (e.g., Procore, Autodesk BIM 360, or similar), scheduling tools (e.g., Primavera, Smartsheet, MS Project), and Microsoft Office SuiteKnowledge of union and non-union practicesKnowledge of Building CodesKnowledge of means and methods of construction in North AmericaExcellent problem-solving ability, leveraging resources for technical resolutionAt Foot Locker, We Value Innovation, Authenticity, And Integrity In All That We Do. This range represents the anticipated low and high end of the salary for this position. This role is also eligible to receive short term incentives that align with individual and company performance. Salary will be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.
