You will manage a firm process for the client, tracking orders, tracking budgets, and ensure all vendor compliance with the contracts. This job is part of the Project Management function. They are responsible for the management of projects from initiation through completion. What Youu2019ll Do: + Manage all aspects of furniture for various commercial real estate projects. + Apply in-depth knowledge of standard principles and techniques/procedures to accomplish complex assignments and provide innovative solutions. + Coach others and share in-depth knowledge of own job discipline and broad knowledge of several job disciplines within the function. + Lead by example and model behaviors that are consistent with CBRE RISE values. Work to build consensus and convince others to reach an agreement. + Impact a range of customer, operational, project, or service activities within own team and other related teams. + Work within broad guidelines and policies. + Explain difficult or sensitive information. Furniture Program Development u2013 Per Country + Develop gap analysis and bridge gap strategy. + Review Facility Vendor workflow and process documents. + Host discovery sessions with Facility Vendor leads and Retail PjMs to discuss process and pain points. + Host discovery sessions with dealers to discuss process and pain points. + Document discovery sessions to identify process improvements and process gaps. + Map current data flow between responsible parties and systems. + Present gap analysis and due diligence findings and modified workflow. Global Furniture Program u2013 CBRE Admin Projects & Day 2 + Communicate Furniture Program Play Book containing processes, tools, and template requirements. + Onboard and train dealers with new processes and documents. + Communicate with manufacturers regarding new processes and capabilities for change management support. + Work with dealers to assess installation nuances to be incorporated into the RFP template. + Develop Admin installation RFP templates, required documentation, and process. + Monitor non-compliant proposals and invoices, identified by OrderBahn (software used for automated monitoring and reporting for all Admin projects outside of North America), for dealer review, corrections and re-submittal. + Verify proposed dealer discounting, for manufacturers not included in the MSA, to ensure alignment with the project volume. + Host weekly and/or monthly calls with dealers and manufacturers with an MSA to review processes, template utilization, and process improvements. + Review and analyze OrderBahn reports to monitor performance, approval process alignment, and identify performance and process improvement opportunities. + Develop agendas and host quarterly business reviews for workflow process analysis and communication of data obtained from OrderBahn reports with dealers and manufacturers. + Communicate data obtained from OrderBahn reports to manufacturers and dealers. + Align MSA SLAu2019s with the expectations of the regional dealers and manufacturers including penalty performance plan for dealers and manufacturers. + Schedule and host quarterly audit results with Client regarding cost avoidance due to installation RFPu2019s, pricing, and discounting non-compliance, and the add services eligibility and approval process. + Communicate all data obtained from OrderBahn reports to Client. + Support facility vendors with project or product risk inquiries and requests. + Develop strategy and cadence for project forecast reporting. + Issue regional forecast report to dealers and manufacturers. + Support and assist with dealers and manufacturers requiring workflow process improvements. + Schedule and host quarterly audit results with Client regarding cost avoidance due to pricing and discounting non-compliance. + Support facility vendors with project or product risk inquiries and requests. + Remain up to date on Client furniture standards, referencing and maintaining access to guidelines site. + Attend Design Firm hosted design guidelines Workplace info-share meetings. Process Improvements and Integration + Collaborate and establish Client data requirements, reporting, dashboard, and MSA compliance validation deployment with Orderbahn. + Collaborate with Facility Vendors, Finance, and Orderbahn to review implementation of workflow process, documentation, and integration with new furniture program and Orderbahn. + Identify process improvement opportunities to create increased program efficiencies and transparency. Quarterly Business Review u2013 Admin Locations + Track dealer quarterly project data for Facility Vendor PjM quarterly dealer survey customization. + Issue electronic survey to Facility Vendors PjM quarterly to collect dealer performance and experience data. + Review survey results and develop dealer scorecards. + Communicate dealer scorecard results to dealers, Facility Vendors and Client to highlight performance excellence and opportunities for improvement. + Schedule and host QBRs with manufacturers, facility vendors and Client What Youu2019ll Need: Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future. + Bachelor's Degree preferred with 5-8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered + Relevant furniture dealership and furniture project management experience in a commercial environment is required. Global project experience is a plus but not required. + Previous experience with furniture vendors, dealers and manufacturers is preferred. + Ability to exercise judgment based on the analysis of multiple sources of information. + Willingness to take a new perspective on existing solutions. + In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc. + Organizational skills with an advanced inquisitive mindset. + Sophisticated math skills. Ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations. The minimum salary for this position is $105,000 annually and the maximum salary for this position is $125,000 annually. The compensation that is offered to a successful candidate will depend on the candidateu2019s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsendu2019s applicable benefit program.
