THE ROLEThe First Shift Sr. HVAC Technician will work onsite at our state of art Innovation and Manufacturing facility in Winston-Salem and will be responsible for organizing and overseaing contractor-led maintenance inspections and repairs. Perform non-contractor inspections. Assess current building conditions and related control requirements, and sovle equipment issues. Address scheduled, and unscheduled maintenance, repair, preventative maintenance, and installation tasks both on the Facilities, Physical plant equipment. Position requires demonstration of experience & competency to work around commercial/ industrial HVAC equipment, chillers, boilers, exhaust Fans, and related support equipment such as pumps & controls. HOW YOU WOULD CONTRIBUTE:Alignment to all Company SOP and OSHA Safety Rules /Policies, and Regulations.Safety/Environmental inspections (as required).EPA refrigerant handling logs & reportable inventory requirement reports are maintained.Daily Monitoring of the Building Automation Management system. Confirm desired temperature and humidity conditions in all areas are achieved. Ensure any alarm condition present is addressed. Quick response and correction of HVAC issues is expected.Organize and track contractor led maintenance inspections and repairs. Ensure quality and thoroughness. Report any discrepancies. Participate in monthly contractor performance meetings.Perform remaining assigned repairs, PMs and affiliated PM tasks.Perform scheduled daily walk thru inspections of MFG process systems greater than 30 tons cooling along with major site infrastructure items such as boilers.Routine tasks such as HVAC unit coil cleaning, condenser fan motor replacement, filter changes, blowers, belt replacements, control adjustments or verifications, compressors, coils, valves, fans, condensate drains are to be performed if not already being addressed by contractor assigned responsibility.Job requires proven understanding, experience, and knowledge of:Electrical, and Mechanical schematics, drawings with validated Mechanical & Electrical troubleshooting principles as relates to HVAC systemsAnd identification of gearboxes, motors, pulleys, gears, beltsElectrical Power Distribution systems, Plumbing, HVAC pipingProficiency with Variable Frequency Drives (VFDs)In-Depth knowledge of Boilers and Steam-related components and systemsProficiency in the safe use of power tools / hand toolsUtilization of predictive maintenance tools (Ultrasonic, Vibration Analysis, Laser Alignment) to help ensure adequate identification of needed repairsSafe Work Practices, especially adhering to LO/TO and team LO/TODaily communication with management and peers in “pass-down” efforts required. Good Documentation Practices with close attention to detail for any written reports requested. Daily interaction with electronic Computerized Maintenance Management System to document actions of both work in progress and completed work.Proactively look for equipment trends, root causes, variances. Develop action plans for Process Improvements to reduce energy and maintenance costs. Engagement includes data collection, tracking and analysis of utility providers. Multi-functional team development is encouraged. Suggest opportunities for utility peak load penalty reduction. Maintain Clean and Organized Work area.Must be willing to work in a team environment. Provide maintenance support when needed for Dust Extraction Systems, House Vacuum Systems, Compressed Air Systems, Waste Water treatment systems, purified water systems, etc.Display a positive attitude and demonstrate a willingness and desire to learn.Develop project and Process Improvement initiatives; put together multi-functional teams.Cross-trains Maintenance team members on skills as appropriate.Grade level movement dependent on demonstrated equipment knowledge, tracked via Maintenance Training Matrix.WHAT’S SPECIAL ABOUT THE TEAM:Are you ready to be part of an outstanding Maintenance team?
