This role is essential in ensuring that all common areas andu00a0shared spaces remain in pristine condition, contributing to a comfortable and welcoming environmentu00a0for residents and visitors. The Porter also assists residents with minor tasks, facilitates unit move-ins andu00a0move-outs, and supports the delivery process, ensuring a smooth and efficient operation of theu00a0condominium.Key Responsibilities:General Cleaning and Maintenance:u2022 Perform daily cleaning duties throughout common areas, including dusting, sweeping, mopping,u00a0vacuuming, and polishing to ensure that the building remains clean, organized, and inviting.u2022 Regularly clean and sanitize communal restrooms, ensuring they are fully stocked with necessaryu00a0supplies and maintaining a high level of hygiene.u2022 Perform routine maintenance checks of shared spaces like hallways, stairwells, lobbies,u00a0elevators, and outdoor areas, addressing any issues promptly and reporting concerns tou00a0management.u2022 Proactively maintain the cleanliness of all surfaces, including windows, floors, walls, lightu00a0fixtures, and furniture, ensuring a polished and professional environment.u2022 Related duties as assigned by Management.Trash and Waste Management:u2022 Manage and maintain the trash chute and compactor system, ensuring that trash disposal areasu00a0remain clean, organized, and in good working condition.u2022 Address minor issues related to trash removal and ensure smooth operation of the wasteu00a0disposal systems, keeping the building free from debris and unpleasant odors.Resident Assistance and Customer Service:u2022 Assist residents with moving packages, groceries, luggage, and other personal items asu00a0requested, offering courteous and efficient service with a focus on customer satisfaction.u2022 Provide support to residents with minor tasks, troubleshooting issues, or answering questions tou00a0maintain a smooth and comfortable living experience.u2022 Maintain a professional and friendly demeanor in all interactions with residents, guests, andu00a0staff, upholding a high standard of customer service.u2022 All porters may be cross-trained to perform basic concierge duties for the purpose of shiftu00a0coverage and break coverage.u00a0Move-In/Move-Out Assistance:u2022 Assist in facilitating unit move-ins and move-outs by coordinating with residents, vendors, andu00a0management to ensure the process runs smoothly.u2022 Help with the transportation of items, coordinate access to elevators, and ensure that commonu00a0areas are protected from damage during the move-in/out process.u2022 Assist with the inspection of units during move-ins/outs to ensure that the area is left in goodu00a0condition and that any necessary repairs or maintenance requests are communicated tou00a0management.Delivery Assistance:u2022 Receive and manage incoming deliveries, including packages, furniture, or other items foru00a0residents.u2022 Ensure packages are securely stored and promptly delivered to the correct unit or designatedu00a0area.u2022 Facilitate the arrival of larger del veries, helping with coordination and ensuring that the deliveryu00a0process complies with building rules and regulations.Maintenance and Safety Support:u2022 Inspect common areas for safety hazards and promptly report any maintenance issues such asu00a0leaks, broken fixtures, or equipment malfunctions.u2022 Assist in performing minor repairs, such as painting, light carpentry, and replenishing bathroomu00a0supplies, as needed.u2022 Contribute to the overall safety of the building by adhering to safety protocols, observingu00a0security measures, and reporting potentially unsafe conditions to management.Seasonal and Special Tasks:u2022 Assist with seasonal responsibilities, including snow removal, salting walkways, and setting upu00a0seasonal decorations, as required to ensure the property is well-maintained year-round.u2022 Support the setup and breakdown of tables, chairs, and other arrangements for communityu00a0events, meetings, or special functions as needed.General Facility Maintenance:u2022 Wet- or dry-mop floors, shampoo rugs, wash walls and glass, remove gum and graffiti, andu00a0perform other tasks to maintain the cleanliness and appearance of the building.u2022 Clean upholstered furniture, draperies, and carpets, ensuring they remain in excellent condition.u2022 Replenish light bulbs, replace cleaning supplies, and assist with organizing and storing cleaningu00a0materials and equipment.u2022 Related duties as assigned by ManagementQualifications:Experience: High School Diploma/GED or equivalent work experience. Prior experience inu00a0janitorial, porter, or maintenance roles is preferred but not required.Skills:u2022 Strong attention to detail and commitment to cleanliness.u2022 Ability to perform physical tasks, including lifting, carrying, and moving heavy objects.u2022 Excellent customer service and communication skills, with a friendly and professional attitude.u2022 Ability to follow instructions and respond effectively to management direction.u2022 Knowledge of safety and security procedures, with a proactive approach to reporting andu00a0addressing potential hazards.u2022 Ability to read, write, speak, and understand basic English.Working Conditions:u2022 This position requires the ability to perform physically demanding tasks, including lifting andu00a0moving heavy objects.u2022 Must be able to work in various indoor and outdoor environments, regardless of weatheru00a0conditions, and be flexible with shift scheduling
