Job Description

JOB REQUIREMENTS: SCOPE: Rental Maintenance Tech is responsible forresponsible for performing routine maintenance and repairs on rentalproperties, including plumbing, electrical, HVAC systems, carpentry, andminor appliance fixes, responding to tenant maintenance requestspromptly, and ensuring the overall upkeep of Lakeshore Assets tomaintain their value and resident satisfaction; often requiring on-callavailability to address urgent issues. KEY RESPONSIBILITIES: MaintenanceRequests: Respond to tenant maintenance requests by diagnosing issues,scheduling repairs, and completing tasks like fixing leaky faucets,clogged drains, malfunctioning appliances, and minor electricalproblems. Preventative Maintenance: Perform routine inspections ofrental units, common areas, and building systems to identify potentialissues and complete preventative maintenance tasks like filter changes,appliance checks, and minor repairs before they become major problems.General Repairs: Perform a variety of repair tasks including drywallpatching, painting, door and window replacements, minor plumbingrepairs, basic electrical work, and minor carpentry. ApplianceInstallation and Repair: Install new appliances, diagnose and repairmalfunctioning appliances within units, and coordinate with vendors forappliance replacements when necessary. Emergency Repairs: Respond toemergency maintenance calls outside of regular working hours, includingwater leaks, power outages, and heating/cooling issues. Building SystemsMaintenance: Monitor and maintain building systems like HVAC units,water heaters, fire & carbon monoxide alarms, and security systems.Vendor Management: Coordinate with outside contractors for complexrepairs, obtaining quotes and overseeing work completion. Documentation:Maintain detailed records of repairs, work orders, parts inventory, andinspection reports. Safety Compliance: Adhere to all safety regulationsand procedures while performing maintenance tasks. Otherresponsibilities deemed necessary by supervisor QUALIFICATIONS:Technical Skills: Strong understanding of basic plumbing, electrical,HVAC systems, carpentry, and general building maintenance practices.Problem-Solving: Ability to diagnose issues quickly and efficiently todetermine the best course of action for repairs. Physical Ability:Capability to lift heavy objects, climb ladders, work in confinedspaces, and perform physical tasks throughout the workday. CustomerService: Excellent communication skills to interact with tenants,address concerns, and provide updates on repair status. Time Management:Ability to prioritize tasks, manage multiple work orders, and meetdeadlines. Valid Driver's License: Reliable transportation to travel toand from properties. Physical Requirements and work environment: Abilityto lift 50 100 lbs. following appropriate safety procedures. Work in anupright standing position for extended periods of time. Crawl in smalland tight spaces. Work in different environmental working conditions(e.g., heat, cold, wind, rain). Walk and climb stairs, handle, finger,grasp and feel objects and equipment; Reach with hands and arms;Communicate, receive and exchange ideas and information by means of thespoken and written word. Ability to navigate the property/buildingquickly and easily as required to meet the job functions. Repeat variousmotions with the wrists, hands and fingers. Ability to detect auditoryand/or visual emergency alarms. EDUCATION & EXPERIENCE: High schooldiploma or equivalency. Requires a minimum of two (2) years generalexperience in building trades Bilingual preferred COMPENSATION:$22.00 - $24.00/Hour(Based on experience)salary plus 5% quarterlybonus and 20% housing discount LOCATION: Oak Park Terrace - Madison, WILakeshore Management is an Equal Opportunity Employer.
