This role analyzes both community-level and portfolio-wide performance, identifies trends and improvement opportunities and contributes to operational initiatives that enhance asset value. The Asset Management Analyst will also assist with financial modeling, variance analysis and underwriting for investment opportunities, including acquisitions, developments and strategic partnerships.Job DescriptionEssential DutiesAs a part of the Sunrise team, supporting our Mission, Principles of Service and Core Values is a fundamental part of this job. The unique responsibilities for this role include but are not limited to the essential functions listed as follows:Assist in the preparation of community-level budgets and long-term strategic business plansAnalyze operating results and support the preparation of presentations that communicate strategic and financial performance to ownership groupsProvide data-driven insights into labor costs and utilization to support workforce efficiency and margin optimizationAnalyze rate performance and support recommendations to drive revenue per available unit (RevPAR)Benchmark operating expenses and capital spending to support margin improvement and return on investment across assigned assetsContribute to the evaluation of investment opportunities such as redevelopments, unit conversions and asset repositioningIdentify opportunities for operational improvement across the portfolio and support the execution and evaluation of related initiativesAssist with the development of proformas and acquisition models for new management contracts and portfolio growth opportunitiesSupport the development of transition plans and capex investment strategies for newly acquired communitiesAssist in the development of asset-level strategy materials to support alignment between community leadership and broader organizational goalsCollaborate with cross-functional teams, including Financial Planning & Analysis, Operations and Development, to provide portfolio-level insights and communicate asset strategies across departmentsContribute to core corporate processes including strategic planning, rate setting, budgeting, forecasting and M&A activityTrack compliance with management agreements by monitoring performance tests and preparing required reportingConduct community visits to share best practices and support initiatives aimed at improving operational performanceBuild and maintain relationships with members of the Property Owners’ Asset Management teamsConduct market research and comparative analysis to inform underwriting assumptions and investment strategiesMonitor competitive activity and investor trends to identify risks and opportunities for Sunrise and communicate findings to leadershipMaintain compliance in assigned required training and all training required by state/province or other regulating authorities as applicable to this role to ensure that Sunrise standards are always metPerform other duties as assignedCore CompetenciesStrong analytical and problem-solving skills with the ability to interpret complex financial data and identify actionable insightsAbility to collaborate effectively with cross-functional teams and communicate financial concepts clearly to both technical and non-technical audiencesDemonstrated attention to detail and commitment to producing accurate, high-quality work under tight deadlinesProactive and resourceful, with a willingness to take initiative and contribute to process improvements across the asset management functionHighly organized and able to manage multiple priorities simultaneously while maintaining focus on key deliverablesExperience and QualificationsTo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed throughout this job description are representative of the knowledge, skills, and abilities required.Bachelor’s degree in Finance, Accounting, Real Estate or a related field required; advanced degree (e.g., MBA or MS) is a plusMinimum of 2 years experience in finance or asset management, ideally with exposure to operations in a multi-site or service-driven environment, is preferredProficiency in building and maintaining complex financial modelsAbility to analyze budgets, expenditures, market trends and competitive dynamics to support business evaluations and decision-makingStrong understanding and/or experience in several of the following areas is preferred: Real estate ownership and management Financial planning and analysis (FP&A), M&A or investment underwriting Senior housing, healthcare or hospitality industries Investor relations or capital partner engagement Operational performance management Expert-level Excel skills required; familiarity with Power BI and enterprise planning systems (e.g., Workday Adaptive, Hyperion) strongly preferredAbility to manage multiple business workstreams—including M&A activity, planning cycles, pricing and reporting—while tracking performance across the portfolioStrong verbal and written communication skills, with the ability to engage effectively with both financial and operational stakeholdersThis role may require occasional travel across North America to visit Sunrise communitiesReady to take the next step and make a bigger impact than you ever imagined?
