JOB REQUIREMENTS: SCOPE: The Assistant Community Manager assist in allaspects of the operation of the property: general administration,maintenance, leasing, resident relations, collection of rent, andcontrol of all personnel and resources; under the direction of theCommunity Manager, ensures the property is always maintained in goodphysical condition and with a stabilized fiscal operation.RESPONSIBILITIES: Manages new home inventory as appropriate to protectthe value of the asset through proper set-up, inspections, title,utilities etc. until sale is complete and perform weekly property visitsto evaluate compliance with community policies regarding parking, curbappeal, pets, and property maintenance. Maximize the overall operatingperformance and return on investment by managing occupancy, delinquency,violations and curb appeal/maintenance of the community infrastructure.Direct sales and marketing activity. This includes having up to datesales materials, home flyers, banners and promotions posted andavailable to potential buyers. Also, making sure homes for sale areposted on appropriate sites such as Craigslist, Facebook and othersites. Follow-up on lead management. Processing and completing all salespaperwork. Responsible for the hiring, onboarding, training andperformance management of the maintenance technicians and assistantmanagers of the property. Ensure that all rents are collected by monthsend and that handled delinquency accounts are handled. Prepares budgetfor labor and operational costs, responsible for managing labor andoperational costs to ensure compliance with budget. Full accountabilityof budget performance and development. Other duties as assigned.QUALIFICATIONS: High School Diploma or equivalent is required; 3 yearsof related management experience in retail, hospitality or propertymanagement preferred; Experience in Customer service or residentrelations; Proficiency in office productivity software; proficiency inrent management-based software preferred; Ability to understand andapply company policies, local, state and federal regulations regardingfacility management and fair housing; Must be flexible, willing to workSaturdays, and able to adapt in a fast paced and ever-changingenvironment; Bilingual in English/Spanish, preferred. PHYSICALREQUIREMENTS: Occasional exposure to wet/and or humid conditions; Theemployee will occasionally lift packages up to 20 lbs.; Frequentlyrequired to walk; Frequent exposure to outside weather PENSATION: $18.00 - $20.00/Hour (Based on experience) plus salescommission LOCATION: Oak Park Terrace - Madison, WI Lakeshore Managementis an Equal Opportunity Employer.
