COMMUNITY MANAGER The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.Essential Duties & ResponsibilitiesPersonnel ManagementRegular/daily onsite attendance is requiredUse consistent techniques & company directives to screen, hire, train, coach, and develop on-site staffEnsure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarksComplete weekly/daily office & maintenance staff schedules and assignmentsDeal effectively and consistently with performance problems; document adequately, communicate with direct supervisor and HR, and terminate appropriately when necessaryPromote harmony and quality job performance of staff through support and effective leadershipEnsure staff compliance and consistency with Company policies and proceduresFinancial Management: Achieve the highest possible net operating income through the implementation of effective cost control and revenue & leasing improvement; identify trends and recommend strategies and adjustmentsDevelop yearly operating budgets/forecastsMonitor the timely receipt and reconciliation of deposits, rent collections, and charges to ensure they are submitted on a timely basisMonitor the timely receipt, reconciliation, and coding of all vendor invoicesEnsure property closeout is completed on time and ownership financial reports are accurateStrategic Leasing Management: Develop yearly marketing plan and utilize marketing strategies & systemsEnsure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to dateDeal with resident complaints, concerns, and requests to ensure resident satisfactionDevelop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)Effectively show, lease, and move in prospective residentsAdministrative & Maintenance Management: Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basisWill head emergency team for the property; ensure proper response and handling of all property emergencies with staff, residents, buildings, etc., within company guidelines to minimize liabilityManage excellent customer service and monitor service request turnaround and responsiveness of maintenance staffMaintain property appearance and ensure repairs are noted and completed on a timely basis (regular property inspections and tours)Plan for and utilize property resources, equipment, and supplies economicallyGive direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediencyEducation/experienceHigh School Diploma or Equivalent; Bachelor’s degree preferred or four year’s experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experienceCertified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferredAbility to understand and perform all on-site software functions; basic computer skills requiredMust have basic knowledge of Fair Housing Laws and OSHA requirementsPhysical RequirementsWhile performing the duties of this job, the employee is regularly required to communicate with others to exchange information, may involve repetitive motions, and may require overtime, weekends, and night hours (emergencies)The employee is frequently required to remain in a stationary position, stand or sit for prolonged periods, and move between worksitesThe employee may need to ascend/descend ladders, stairs, scaffolding, ramps, and work in various environments, including tight or confined spacesLift and move objects up to 25 lbs.; operate machinery or power tools; drive and navigate properties; exposure to hazardous chemicalsLicense/equipmentMust have reliable transportation due to the emergency on-call requirementSalary Range : $36 per year to $39 per yearThis job description should not be considered all-inclusive.
