JOB REQUIREMENTS: SCOPE: A Maintenance Technician in property managementis responsible for performing a variety of repairs and maintenance tasksacross residential or commercial properties, including plumbing,electrical, HVAC systems, carpentry, and general upkeep, responding toresident/tenant service requests, and ensuring the overall functionalityand appearance of the property by completing routine inspections andpreventative maintenance procedures, often requiring on-callavailability for emergencies; reporting to the property manager. KEYRESPONSIBILITIES: Maintenance Repairs: Diagnose and repair plumbingissues like leaky faucets, clogged drains, and toilet malfunctions.Troubleshoot and fix electrical problems including faulty outlets,lighting fixtures, and wiring. Service HVAC systems, addressing issueswith heating, cooling, and air filtration. Perform basic carpentryrepairs like door and cabinet replacements, drywall patching, and trimwork. Address appliance malfunctions. Conduct minor painting andtouch-up work. Preventative Maintenance: Regularly inspect buildingsystems including plumbing, electrical, HVAC, and fire safety equipment.Perform routine checks on exterior building components like windows,doors, and siding. Maintain landscaping and grounds as needed. Monitorand replace worn-out parts to prevent future breakdowns. ResidentService Requests: Promptly respond to resident maintenance requests andwork orders. Communicate effectively with residents regarding repairstatus and updates Prioritize urgent repairs and address emergencysituations Administrative Tasks: Maintain accurate records of workorders, repairs completed, and parts inventory Coordinate withcontractors for larger projects requiring specialized skills Adhere tosafety protocols and building codes Emergency Repairs: May requireon-call availability for emergency repairs Vendor Management: Coordinatewith outside contractors for complex repairs, obtaining quotes andoverseeing work completion. Documentation: Maintain detailed records ofrepairs, work orders, parts inventory, and inspection reports. SafetyCompliance: Adhere to all safety regulations and procedures whileperforming maintenance tasks. Other responsibilities deemed necessary bysupervisor QUALIFICATIONS: Technical Skills: Proficient knowledge ofbasic plumbing, electrical, HVAC systems, carpentry, and generalmaintenance practices. Problem-Solving: Ability to diagnose issues,troubleshoot problems, and find effective solutions. Physical Ability:Comfortable with manual labor, lifting heavy objects, climbing ladders,and working in confined spaces. Customer Service: Commitment toproviding timely and quality service to residents. Time Management:Ability to prioritize tasks, manage multiple work orders, and meetdeadlines. Valid Driver's License: Reliable transportation to travel toand from properties. PHYSICAL REQUIREMENTS AND WORK ENVIRONMENT:Primarily working outdoors and indoors on various residential orcommercial properties. Exposure to various weather conditions Ability tolift 50 100 lbs. following appropriate safety procedures Work in anupright standing position for extended periods of time Crawl in smalland tight spaces Walk and climb stairs, handle, finger, grasp and feelobjects and equipment; Reach with hands and arms; Communicate, receiveand exchange ideas and information by means of the spoken and writtenword Ability to navigate the property/building quickly and easily asrequired to meet the job functions Ability to detect auditory and/orvisual emergency alarms Specific responsibilities and requirements mayvary depending on the size and type of property management company, aswell as local regulations. EDUCATION & EXPERIENCE: High school diplomaor equivalency.
