Description The Construction Project Manager oversees the end-to-end management of new club development, remodels, expansions, and capital improvement projects. This role bridges construction execution with real estate deal deliveryu2014reviewing, negotiating, and coordinating all technical aspects of plan development and review, landlord work letters, tenant improvement allowances, delivery conditions, utilities, entitlements, permitting, and lease compliance. The ideal candidate combines strong project management discipline with commercial real estate fluency, ensuring projects are delivered on time, within budget, and aligned to lease obligations and corporate standards. Contract and Vendor Relationships u2022 Establish and maintain general contractor relationships to support competitive bidding, consistent quality, and vendor accountability. u2022 Negotiate and manage construction contracts in partnership with Legal and Procurement. u2022 Verify contractor licenses, insurance, and safety compliance. u2022 Serve as the primary point of contact for landlord construction coordination and dispute resolution. Communication and Reporting u2022 Prepare and distribute weekly project status reports including budget, schedule, and risk tracking. u2022 Update project documentation and maintain compliance with corporate contracting procedures. u2022 Participate in recurring project calls with internal and external stakeholders to ensure milestones are met. u2022 Value engineering and track cost to ensure financial accountability, invoice approval, and cash flow management. u2022 Documentation u2013 AOP, manage close out processes, final inspections, occupancy permits and operations turnover. Additional Skills & Qualifications u2022 Strong understanding of commercial real estate construction, including ground up and existing shell construction, entitlements, utilities, detailed landlord and tenant work letters, TI allowance restrictions and distribution, and delivery obligations. u2022 Knowledge of construction project management best practices and big-box retail buildouts. u2022 Knowledge of entitlements, including conditional use permits (CUP), ADA standards, A-3 occupancy, and traffic/parking studies. u2022 Proven ability to negotiate and interpret contracts and lease exhibits. u2022 Working familiarity with attorneys, local jurisdiction staff, general contractor (GC) operations; current or previous GC license strongly preferred. u2022 Ability to read and interpret architectural drawings, lease documents, and technical specifications. u2022 Excellent written and verbal communication skills, including local jurisdiction, vendor and landlord correspondence. u2022 Highly organized, detail-oriented, and able to manage multiple concurrent projects and resource allocation in a fast-paced environment. u2022 Proficiency with Microsoft Office Suite, AutoCAD, USGN, and project management tools; experience with Service Channel preferred. Job Type & Location This is a Contract to Hire position based out of Carlsbad, CA. Pay and Benefits The pay range for this position is $130000.00 - $145000.00/hr.
