Perform all engineering operations and mechanical/electrical maintenance of the facility under the direction of building management and the ABM Engineering Branch Manager. Pay: $60.00 Hourly The pay listed is the hourly rate for this position. For information about ABMu2019s benefits, visit ABM ABM Employee Benefits Front Line Team Members ( ABM Employee Benefits Front Line Team Members (Programa de Beneficios de ABM) ( MAJOR DUTIES AND RESPONSIBILITIES u00b7 Operate and maintain all building equipment to ensure the operation of same is with design capabilities and to achieve proper environmental conditions prescribed by building management. u00b7 Perform preventive maintenance on the equipment as prescribed by ABM Engineering Servicesu2019 and manufacturersu2019 recommendations. u00b7 Perform all housekeeping functions and maintain a professional appearance of equipment and engineering spaces assigned to engineer. u00b7 Maintain an energy management program which ensures measures are taken to operate all systems in the most efficient manner to keep operating costs to a minimum. u00b7 Review building operations, preventive maintenance, training, energy management and equipment status on a frequent basis. Coordinate this review with the ABM Engineering Services Branch Manager. Overall responsibility for the following functions and tasks: u00b7 Operation of: u00b7 HVAC Systems u00b7 Water Treatment Procedures u00b7 Electrical Equipment u00b7 Implementation and management of: u00b7 Operational Manuals and Logs u00b7 Equipment History Book u00b7 The Safety Program u00b7 The Inventory Control Program u00b7 The Preventive Maintenance Program u00b7 The Daily Engineering Log u00b7 Coordination of: u00b7 Work Order Procedures u00b7 Failure Analysis Procedures u00b7 Vendor Relations u00b7 The Formal Training Program u00b7 Building Management Communications Specifically, the Engineer will perform the following duties: u00b7 Operate, maintain and repair all boilers, heaters, pumps, valves, appurtenances and lines used in the distribution of steam and heated or processed water. u00b7 Operate, maintain and repair refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature. u00b7 Operate, maintain and repair pumps, handling brines, or other secondary refrigerating liquids, together with all valves, appurtenances and lines used in the system. u00b7 Operate, maintain and repair air compressors, together with distribution lines and all valves and devices for air control. u00b7 Operate, maintain and repair all natural and manufactured gas distribution lines, including all valves and control devices. u00b7 Operate, maintain and repair water filters, softeners, piping and pumps used in conjunction with water distribution, including all sinks, toilet bowls, supply lines, drains and water lines. u00b7 Operate, maintain and repair all types of electrical motors and engines used to power pumps, compressors and fans. u00b7 Operate, maintain and repair fuel oil systems, including pumps, valves, lines, controls and fuel tanks. u00b7 Operate, maintain and repair sanitary sewer systems, including sump pumps, basins, water closets, urinals and piping. u00b7 Maintain and repair trash compactors, including electrical and hydraulic systems. u00b7 Maintain and repair kitchen equipment. u00b7 Maintain electrical power distribution and auxiliaries for buildingu2019s lighting, mechanical, plumbing and control components, including lighting maintenance. u00b7 Maintain proper operation during seasonal changes and recalibrate controls based on seasonal conditions to ensure energy efficient operation. u00b7 Maintain all equipment as required per the Preventive Maintenance Program. Preventive Maintenance Program will be scheduled to meet the manufactureru2019s required service specifications. u00b7 Maintain life safety and security systems. u00b7 Perform other duties and responsibilities as requested by building managemen
