JOB REQUIREMENTS: Commercial Construction Business Development ManagerDepartment: Sales/Business Development Type: DIRECT HIRE Location: GreenBay, Wi Employment Type: Full-Time/Office Role w/ some travel SalaryRange: Based on Experience Compensation: Base salary plus commission andbonuses Job Overview: The Commercial Construction Business DevelopmentManager is responsible for identifying and securing new businessopportunities for the company's commercial construction division. Thisrole involves building strong relationships with clients, developers,architects, and other industry stakeholders, with the goal of increasingthe company's market share and revenue. The ideal candidate has a deepunderstanding of the commercial construction industry, excellentcommunication skills, and a proven track record of generating leads,closing deals, and meeting sales targets. Key Responsibilities: BusinessDevelopment: Proactively identify and pursue new commercial constructionprojects and clients through market research, networking, and outreach.Develop and maintain a pipeline of qualified leads, focusing oncommercial real estate developers, general contractors, architects, andpublic sector clients. Build long-term relationships with potential andexisting clients to generate repeat business and referrals. Attendindustry events, trade shows, and networking opportunities to stayinformed about market trends and make new connections. ClientRelationship Management: Meet with potential clients to understand theirproject needs, timelines, and budgets, and present the company'sservices and solutions. Prepare and deliver presentations, proposals,and bids tailored to client specifications. Serve as the main point ofcontact for clients throughout the sales and pre-construction phases,ensuring a smooth transition to the project management team oncecontracts are signed. Negotiate contract terms, pricing, and paymentstructures to secure favorable deals while maintaining profitability.Strategic Planning: Collaborate with senior leadership to develop andimplement a business development strategy aligned with company goals andmarket conditions. Work closely with the estimating, marketing, andproject management teams to ensure alignment on project capabilities,scope, and pricing. Provide market intelligence to guide the company'scommercial strategy, including competitive analysis, market trends, andcustomer feedback. Set and achieve measurable goals for revenue growth,lead generation, and client acquisition. Marketing and Branding: Workwith the marketing team to develop targeted marketing campaigns,promotional materials, and digital content aimed at commercialconstruction clients. Represent the company at industry associations andevents, enhancing brand visibility and credibility within the commercialconstruction sector. Identify opportunities to submit bids forcommercial construction projects through public tenders, RFPs, and RFQs.Reporting and Analysis: Track and report on business developmentactivities, including leads generated, proposals submitted, andcontracts won, using CRM software or other tracking tools. Provideregular updates to senior management on sales forecasts, marketopportunities, and potential risks. Analyze business performance data toevaluate the effectiveness of strategies and make data-drivenrecommendations for improvement. Qualifications and Skills: Experience:o Experience in business development, sales, or client management in thecommercial construction industry. o Proven track record of success inclosing deals and securing commercial construction projects. Knowledge:o Deep understanding of commercial construction processes, projectlifecycle, and key industry players. o Familiarity with constructioncontracts, bid processes, and procurement regulations. Skills: o Strongnegotiation and closing skills, with the ability to achie e win-winoutcomes. o Excellent communication and interpersonal skills, with theability to build rapport and trust with clients and stakeholders. oAbility to develop and deliver compelling presentations and proposals. oProficiency in CRM systems, Microsoft Office Suite, and projectmanagement software. Leadership: o Ability to work independently, managetime effectively, and prioritize multiple opportunities simultaneously.o Strong team player with the ability to collaborate with internal teamsand stakeholders. Networking: o A strong existing network of contacts inthe commercial construction industry is a significant advantage.Education & Certifications: Bachelor's degree in business, constructionmanagement, marketing, or a related field preferred.
