Job Description Job Title: Build-to-Rent Service Technician Reports to: Multi-Site Community Manager- BTR Operations Primary Responsibilities: The Service Technician is responsible for maintaining the physical integrity of the community. This involves ensuring a clean, secure, and comfortable living environment for residents, visitors, and team members. The Service Technician will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor and Community Manager. In addition, the Service Technician will also be responsible for: 1. Maintenance & Repair: u2022 Perform routine maintenance tasks, including HVAC, plumbing, electrical, and appliance repairs. u2022 Conduct regular inspections of buildings, equipment, and systems to identify and resolve issues. u2022 Complete and follow up regarding work orders efficiently and accurately, ensuring minimal disruption to residents. u2022 Respond to emergency maintenance requests promptly and professionally. 2. Resident Experience: u2022 Act as a point of contact for residents regarding maintenance issues, inquiries, and concerns. u2022 Coordinate with both centralized and onsite property management teams to address resident maintenance/service requests and resolve issues in a timely manner. u2022 Foster positive relationships with residents to enhance satisfaction and retention rates. u2022 Interact with residents courteously and professionally, addressing their maintenance concerns and providing solutions. u2022 Communicate effectively with the maintenance team and other staff members to ensure a coordinated effort in maintaining the community. 3. Property Upkeep: u2022 Maintain common areas, amenities, and grounds to ensure they are clean, well-maintained, and presentable. u2022 Assist with preparing units for new residents, including painting, cleaning, and minor repairs. u2022 Ensure all tools and equipment are properly maintained and in good working order. 4. Safety and Compliance: u2022 Adhere to all safety protocols and regulations to ensure a safe working environment. u2022 Ensure compliance with company policies, local, state, and federal regulations. u2022 Participate in ongoing training and development to stay current with industry standards and best practices. Skills & Competencies: u2022 High school diploma or equivalent; technical or trade school certification is a plus. u2022 Proven experience in maintenance, preferably in a residential or property management setting. u2022 Strong knowledge of HVAC, plumbing, electrical, and general maintenance practices. u2022 Ability to troubleshoot and repair a wide range of issues. u2022 Excellent customer service and communication skills. u2022 Ability to work independently and as part of a team. u2022 Strong attention to detail and organizational skills. u2022 Valid driveru2019s license and reliable transportation. u2022 Ability to lift heavy objects, climb ladders, and perform physically demanding tasks. u2022 CPO/HVAC/CAMT certifications preferred. Essential Job Functions: u2022 Act as an onsite Service Technician and maintenance representative of Maymont Homes at BTR location assigned. u2022 Other duties, as assigned by supervisor or leadership team. Key Metrics & Responsibilities u2022 Work order efficiencies on completion time and warranty completion u2022 Turnaround time for units u2022 Customer satisfaction measured by KPI through reputation management software systems and retention rates. u2022 Ensure direct reports to you complete assigned training by deadlines set forth. Physical Requirements u2022 Capable of working extended hours, on-call to include evenings, weekends and holidays as necessary. u2022 Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed. u2022 Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone. u2022 Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary. u2022 Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills. u2022 Must be able to work in small and confined spaces for extended periods of time. u2022 Must have finger dexterity for typing/using a keyboard. Environmental Requirements u2022 Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns. u2022 Must be able to work effectively and cheerfully in an environment which may be stressful due to adversarial situations resulting from the proper performance of duties. u2022 Must be able to work in onsite at assigned community. May be required to travel to a sister property within the same area.
