As a CBRE Union Lead Mechanic, you'll oversee maintenance operations, mentor team members, and address repairs with minimal direction. This position could work up to 28 hours per week; more details will be supplied during interview process. This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems. What You'll Do: + Partner with internal teams on sophisticated maintenance and repair efforts. + Perform inspections and repairs to assigned property interior and exterior areas. This includes HVAC units, Boilers, Cooling Towers, etc. + Review and assign work orders to team members. Directly complete ongoing preventive maintenance and repairs as needed. + Conduct facility inspections and due diligence efforts. Report on conditions that impact client occupancy and operations. + Complete Hazard Assessments. Maintain compliance with State, County, or City Ordinances, Codes, or Laws. + Exchange straightforward information, ask questions, and check for understanding. + Operate, maintain, and fix various MEP systems including central plant configurations, AC package units, VAV air distribution, building automation systems, DDC and pneumatic controls, life safety systems, generators, electrical distribution and luminary systems, and plumbing systems/fixtures to ensure accurate and efficient operation. + Coordinate the equipment/system Property Management program (Angus), including printing, assisting in coordination of staff to complete associated tasks, documenting readings/issues, and closing work orders. + Conduct building system inspections to maintain required certifications. + Possess strong solving skills, be able to read equipment schematics, apply diagnostic logic, and coordinate accurate repairs with limited supervision. + Be flexible with the ability to work additional hours or adjust the schedule if required, including participating in the after-hours
