Description Hourly Pay Rate: $20.00 Shift: Monday-Friday Responsible for the completion of all tasks with minimum supervision as directed by the Project Manager. Responsible for reporting any condition effecting building services and tenant or employee safety and comfort. Will accompany Project Manager on tours of sites to help identify potential problems in specific areas of responsibility including site maintenance, janitorial, physical plant and preventative maintenance that could result in the sites inability to pass state survey. Responsible for following People Inc. guidelines regarding general maintenance practices. Ensure building machinery and systems meet or exceed their rated life. Knowledge of codes, laws and regulations pertaining to the operations of the facility is mandatory. ESSENTIAL FUNCTIONS/RESPONSIBILITIES: u2022 Responsible for working at various locations as needed. u2022 Inspects property on a regular basis and notifies responsible parties of deficiencies or items requiring attention. Makes recommendations for other services such as extermination, or carpet cleaning within budgetary constraints.u2022 Performs routine custodial duties including but not limited to dusting, sweeping, buffing, mopping, vacuuming and window cleaning.u2022 Inspects property, parking lots and other public areas for debris.u2022 Responds to weather related circumstances, which may typically require the removal of snow, debris, etc. u2022 Completes all minor repairs and maintenance of physical plant, doors, locks windows, railings, ceiling tile, etc. u2022 Replaces light bulbs and ballasts, defective electrical switches, outlets, and other electrical fixtures of a minor scale.u2022 Paints interior or exterior of building as required.u2022 Performs minor plumbing repairs.u2022 Provides general lawn care, grass cutting, edging, trimming bushes, etc. u2022 Repairs minor parking lot surface cracks, holes, curb painting, etc.u2022 Completes Maintenance Request Forms.u2022 Assists in unloading and setting up of furniture in common areas.u2022 Performs pro-active inspections of property and identifies and corrects findings.u2022 Conducts preventative maintenance functions according to scheduled maintenance programs on snow removal equipment, trucks, lifts, generators, etc. u2022 Completes renovation of vacated apartments to rent ready condition.u2022 Checks operations of the fire life safety equipment, smoke detectors, Co2 detectors, emergency lighting, etc. u2022 Assembles all tools, supplies and instruments necessary to complete work assigned.u2022 Performs all work with a minimum of disruption and supervision.u2022 Conducts immediate clean-up of work area.u2022 Reports any impending supply of material shortages to the Maintenance Coordinator.u2022 Advice Project Manager of any equipment problem.u2022 Complies with all agency policies and procedures.u2022 Other duties as assigned. MINIMUM QUALIFICATIONS: u2022 High School Diploma or GED and 1 year related experience.u2022 Valid Driveru2019s License that meets agency policy.u2022 Broad mechanical, electrical, plumbing and carpentry knowledge and experience.u2022 Good oral communication and interpersonal skills.u2022 Lifting requirement of 50lbs.u2022 Ability to meet the physical requirements of the position when performing the following: standing, walking, sitting, bending, stooping, squatting, kneeling, and climbing.
