Maintenance Technician II (40 hrs/week, 260 days)North Valleys High SchoolSUMMARY DESCRIPTIONUnder general supervision of the Site Facility Coordinator, performs a wide variety of maintenance, repair and modification activities associated with the normal upkeep of buildings and HVAC systems, DDC building control systems and mechanical systems, systems at assigned facilities. Insures proper maintenance of electrical, electronic, pneumatic, DDC control systems, and performs related work as required.As needed the position may be assigned to day shift, swing shift or graveyard shift.EXEMPLARY DUTIES/RESPONSIBILITIESMakes inspections of assigned facilities; diagnoses need for and schedules repairs; inspects and maintains mechanical equipment, electrical control and safety valves for proper operation and compliance with codes, regulations and safety orders; assists in the inspection and performance of routine and seasonal maintenance of boilers, chillers, cooling towers and other auxiliary equipment; performs water tests and adds water treatment chemicals; lubricates equipment; replaces gaskets, seals, belts and filters; replace defective pneumatic pressure controls; and replace bearing assemblies and other internal operating parts of related heating, ventilating and air conditioning systems, electrical equipment, plumbing fixtures, and other major building systems and keeps related records; reviews work completed by District personnel and outside contractors to insure compliance with specifications, laws, and codes.Performs minor maintenance painting, plumbing, electrical, carpentry, masonry, heating and ventilation, and similar work in the repair of walls, floors, ceilings, mechanical systems, and similar building surfaces, areas, and facilities.May be required to physically perform AHERA Class III disturbances to asbestos containing building materials as directed in accordance with all applicable federal, state and local regulations.May be required to physically perform OSHA lead remediation in accordance with all applicable federal, state and local regulations.May be required to physically perform mold remediation in accordance with all applicable federal, state and local regulations.Assist journey level craft workers on major alterations, construction, and repair projects; orders parts, materials and supplies. Assist in supervising Preventive Maintenance Workers.EMPLOYMENT STANDARDSEducation/Experience: Any combination equivalent to education and experience that would provide the required knowledge and skills is qualifying. A typical way to obtain the knowledge and skills would be:Four (4) years of verifiable general building maintenance experience that includes major heating systems, HVAC systems, electrical distribution, plumbing systems and general building maintenance such as carpentry, sheetrock, electrical and plumbing.OREquivalent to completion of an approved apprenticeship program in one of the building trades;ANDTwo (2) years of verifiable general building maintenance experience that includes major heating systems, HVAC systems, electrical distribution, plumbing systems and general building maintenance such as carpentry, sheetrock, electrical and plumbing.Knowledge of: Heating, ventilation, air conditioning systems including control systems such as pneumatic, electric, electronic, direct digital and computerized. Techniques, procedures, and hand and power tools used in general building troubleshooting and repair; carpentry, painting, concrete, plumbing, lighting, electrical, and mechanical systems; operating principles of boilers, fans, compressors/condensers, coils, pumps, motors and control systems; electrical and pneumatic control systems; hot water and steam systems; welding practices and procedures; applicable State and local building and safety codes and egulations; and related occupational hazards and safety precautions.Skill at: Working independently; diagnosing and performing preventative maintenance and repair work on boilers and heating, ventilating and air conditioning systems and related equipment and systems; reading, interpreting and following mechanical and electrical drawings, technical manuals, blueprints and specification sheets; observing safety practices; understanding and carrying out oral and written instructions; performing heavy manual labor; making estimates of materials and labor costs; preparing and maintaining related operational records and reports; handling a variety of work orders and complete work on schedule; and establishing and maintaining effective working relationships with those contacted in course of work.Licenses/Certificates: Possess and maintain a valid Nevada Driver's License with a driving record acceptable to the District.Certification: AHERA 16 hour asbestos training. Asbestos certification may be required within the first 12 months of employment. Employer will provide training.Certification: OSHA Lead Action Training. Certification may be required within the first 12 months of employment. Employer will provide training.Special Requirements: Applicants must be willing and agree to NOT wear facial hair (beard, long sideburns or mustache) that would interfere with the wearing of a half-mask respirator. Must have the ability to use ladders to access roof equipment. May be called upon on off-hours for school emergencies, such as burglaries, vandalism, fires, snow removal, equipment failures, flooding, etc.Physical Demands: This work requires considerable and strenuous physical exertion, such as frequently climbing of tall ladders, lifting heavy objects over 60 pounds, pushing balancing, stooping, kneeling, crouching, or reaching, crawling in restricted areas. Must have the ability to enter all areas of a facility including attics and crawl spaces. To some extent, the frequency or intensity of physical exertion must also be considered.Work Environment: The work involves moderate risks or discomforts that require special safety precautions, e.g., working around moving parts, carts, or machines; exposure to contagious diseases or irritant chemicals.
