DescriptionProject ManagerPosition IdentificationFLSA Status:Reports to:ExemptDirector of ProductionPosition ObjectiveOperate/manage projects to ensure that all associated work is performed in a timely and cost-effectivemanner, in accordance with applicable plans and specifications, company policies and procedures andsound roofing practices.Job FunctionsProvide project manager services for multiple projects running concurrentlyProvide functional direction over areas of responsibility including construction schedules, costcontrol in relation to budget, dispute resolution, and quality controlSupport negotiation of design-build construction contracts and negotiating subcontractsRequest and review purchase orders, subcontracts, AIA, and other agreements/documentsEngage in construction-related issues, disputes and disagreementsCoordinate and direct field staff relative to construction project pose and draft all change orders from assigned projects and assess their impact on budget.Review with Production Director.Review status and monitor the project relative to scheduling and cost controlsReview and verify applications for payment.Ensure that all work has obtained approval through written directives from all relevant partiesincluding all required governmental agencies.Ensure the issuance and maintenance of contractor's insurance, and work permits fromadministration.Participate in a hand-off meeting between estimation and sales if applicable.Become thoroughly knowledgeable with the project's contract documents, drawings,specifications and scope of workConduct site visits as required to monitor construction progress, schedule, plan, andspecification compliance with contract, construction documents, and manufacturersrequirementsTrack and assure the review and approval of submittals, and shop drawings prior to start. thepreparation and transmittal of the owner's comments to include consultants. Compare tospecification and manufacturers requirements.File all drawing logs, submittals, samples, and all other correspondence of projects in the jobfile.Review, manage, and approve invoices, requisitions, and other bills to ensure their accuracy andwhen payments are due. Review and manage change order work scope and scheduleContribute to reporting at month end, WIP and cost to complete for management forecasts as itrelates to cost and revenue.Performs other related duties as assigned.Project Managerrevised 04/2020Knowledge, Skills & Experience (Essential)High School diploma4+ years of experience in construction project managementMS Office, and MS Project experienceOSHA 10 trainingKnowledge, Skills & Experience (Desirable)Associates/bachelor's degree in construction/engineering, project management, and relatedcurriculum.Estimation KnowledgeKnowledge of basic accounting principlesBilingual SpanishOSHA 30 trainingKey CompetenciesWalking, turning, stooping and reaching for and carrying materials, stepping over andaround obstacles, climbing ladders and scaffolding.Must hear well enough to understand oral directions.Must see to read forms, labels, directions, blueprints, and specifications.Teamwork and collaborationOccupational Health and Safety
