Main and Elm Development Company, headquartered in Pittsburgh, PA, seeks a Senior Project Manager - Real Estate Development responsible for managing comprehensive real estate development projects, including with respect to new construction as well as the renovation of existing properties. This is a hybrid role requiring a minimum of three days in the office per week. Specific duties of this position include: (i) researching potential development sites and market data to generate strategy, including reviewing internal processes and criteria for project selection; (ii) assessing repair needs of portfolio properties, scoping work, identifying financing, selecting and managing contractors, and verifying completion of work and conformance to design specifications; (iii) generating pre-development and construction schedules and budgets plus project operating pro formas and verifying adherence to said schedules and budgets; (iv) monitoring compliance and overseeing reporting for all public and private funder requirements; (v) identifying future development opportunities and conducting feasibility assessments of potential projects, including by providing technical engineering advice for project designs; (vi) serving as the primary liaison among architects, engineers, contractors, consultants, and ownership teams; (vii) leading design review meetings to ensure project plans align with financial objectives, operational requirements, and project goals; and (viii) representing the organization in meetings with city agencies, community groups, lenders, investors, and other key stakeholders.u00a0Must have a bachelor's degree (or foreign equivalent) in Construction Management, Architecture, Civil Engineering, Urban Planning, Real Estate or a directly related field plus two years of experience in a directly related position.u00a0Experience must include two years with each of the following (can be concurrent): (i) real estate development research; (ii) property assessment and cost analysis; (iii) pre-development and construction scheduling and budgeting; (iv) compliance monitoring and reporting for all public and private funder requirements; (v) feasibility assessments for real estate development projects; (vi) hands-on experience working with architects, engineers, and contractors to manage design development, permitting, and construction administration; and (vii) anticipating risks, developing risk mitigation strategies, and resolving conflicts during project execution.Must also have knowledge (from any completed university-level coursework, seminars, workshops, or real-world, hands-on experience) of the following: (i) the various methods of acquiring properties (including private sale, Sheriff Sale, Treasurer Sale, and conservatorship); (ii) the current real estate market trends and market conditions across a diverse set of neighborhoods; (iii) the construction practices and methods applicable to current and future projects (including modular housing, panelized housing, etc.); (iv) real estate law as it relates to relevant project phases, particularly various required project approvals, and appropriate risk mitigation strategies for different projects and situations; (v) the various creative methods and sources for financing a real estate development deal including New Market Tax Credits, Federal Home Loan Bank grants, PHARE grant, etc.; (vi) project scheduling, resource management, and critical path method (CPM); and (vii) municipal zoning codes, entitlement processes, and building permit requirements.To apply, send resume to .
