PositionOverview The Maintenance Technician II performs a wide range ofpreventive and corrective maintenance activities to support safe andefficient facility operations. This position applies establishedtechnical knowledge and hands-on skills to maintain building systems,including Heating, Ventilation, and Air Conditioning (HVAC), BuildingAutomation Systems (BAS), plumbing, electrical, and life safety systems.Working within defined procedures and under moderate supervision, theTechnician ensures equipment reliability, supports continuousoperations, and contributes to the overall performance of the FacilitiesMaintenance (FM) team. This role requires strong technical aptitude,sound judgment, and the ability to manage assigned workload andpriorities independently. The Technician regularly collaborates withinternal customers, property management, and external vendors to resolvefacility issues efficiently. This is a full-time, on-site position thatmay include occasional nights, weekends, or overtime based onoperational needs. Essential Duties Include, but are not limited to, thefollowing: Perform preventive and corrective maintenance (PM/CM) taskson building and utility systems, such as HVAC, BAS, plumbing, electricaldistribution, compressed air, and fire/life safety systems, followingestablished procedures and schedules. Diagnose and resolve routineequipment malfunctions by selecting from standard methods, tools, andsolutions. Escalate complex issues as needed. Conduct facilitywalkthroughs to identify, document, and address maintenance needs orsafety concerns. Assist in coordinating maintenance activities withinternal stakeholders, property management, and external vendors tosupport timely completion of maintenance and repair work. Maintain spareparts inventory and facility supplies to minimize downtime and supportcontinuous operations.
