DePaul is now hiring a full-time Development Associate! This role supports the full life cycle of affordable and supportive housing development projects—from predevelopment through construction and permanent finance closings and lease-up. This role primarily prepares and analyzes development and operating budgets for new construction projects, reviews financial commitments, assists with the preparation of state and local applications for funding, reviews financial and operational terms in transactional documents, and coordinates directly with private lenders, investors and state housing finance agencies and other public funders throughout the development process on relevant financial deliverables. The Development Associate will be a key member of DePaul’s Development Team and will work closely with other internal teams, external consultants, and state and local regulatory partners to ensure projects remain financially feasible, compliant, and on schedule. The Development Associate performs a central role in the funding applications and financing closings.Why work for DePaul?Make a positive difference in someone's lifeSupportive work environmentWe value diversityOpportunity for professional development and career advancementExcellent benefits(see below for details)The pay range for this position is $100,000-$120,000 annuallyPrepare development and operating budgets; conduct feasibility and risk assessments.Assist the Development Team with LIHTC, HCR, HFA, OMH, ESSHI, HHAP, HOME, and other funding applications.Analyze due diligence and other project information such as appraisals, marketing studies, environmental and geotechnical site assessments for project feasibility, budgeting and project planning purposes.Assist with preparation of project schedules, consultant activity, financial closings, and progress reporting.Review financial documents and assist the construction manager in the review of draw packages, change orders, and project completion and related project compliance submissions.Collaborate internally with Accounting, Legal, Construction, Property Management, and DePaul Housing Program personnel.Bachelor’s degree in real estate, finance, accounting, business, or related field.1-3 years of real estate development, affordable housing, real estate underwriting, or partnership accounting on projects with low-income housing tax credits.Strongly preferred: experience working with NYS capital programs for affordable/supportive housing (HCR, HFA, OMH, HHAP, ESSHI) and with LIHTC underwriting standards.Advanced proficiency in Microsoft Excel (formulas and functions).Strong analytical skills, attention to detail, and comfort preparing complex budgets.Excellent written and verbal communication; ability to manage multiple deadlines.
