About the porter position: Weu2019re looking for a talented porter who will be responsible for the meticulous upkeep of the grounds, amenities, building exteriors, leasing office, tour path, parking lots and other areas of the assigned property, with maximization of the propertyu2019s marketing appeal with the highest level of customer satisfaction in mind. + Remove trash and other debris from office areas and property perimeter on a daily basis. + Assist in the preparation of market ready units. + Pressure wash exterior buildings, sidewalks, etc. + Assist with property emergencies, such as snow removal and/or other inclement weather emergencies, fires, and floods. + Clean available apartments and/or model homes and common areas of the community, as directed. + Address property maintenance concerns related to inclement weather conditions. + Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents always. + Preserve and respect applicant and resident confidentiality. + Foster a positive, active and collaborative relationship with residents, other properties and associated agencies. + Clearly and immediately report any maintenance and/or life safety issues identified while performing regular assigned duties. + Promote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents at all times. + Other duties as assigned Education and Experience: + High school diploma or equivalent is required. Skills and Requirements: + Ability to read, write and understand English. + Ability to use general office equipment. + Excellent customer service and interpersonal skills. + Strong organizational and time-management skills. + Ability to cope with and defuse situations involving angry or difficult people. + Ability to maintain confidentiality. + Must maintain professional appearance and comply with prescribed uniform policy. + Must maintain a valid driveru2019s license, clean driving record and current auto insurance is required. + Must comply with all safety requirements. + Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment. + Ability to shovel snow, apply ice melt and operate a commercial snow blower. + Passionate for meticulous curb appeal.
