Job Title Sr. Transaction Manager Job Description Summary Responsible for the day-to-day transaction management oversight for a complex and/or prominent portfolio of properties on behalf of one or more National and/or Global Corporate Services clients. Responsibilities include: market optimization planning, internal/external workflow monitoring to ensure consistent quality of service and work product and management and/or oversight of team Transaction Managers and Transaction Coordinators. In addition, responsible for budgeting, revenue and profit tracking of all transactions as well as reporting profitability results to Account Director and/or senior management. Job Description Job Description u2022 Implement portfolio plans with clientu2019s real estate goals and objectives in mind u2022 Optimize and integrate portfolio with clientsu2019 work place strategy u2022 Collaborate with C&W and non-C&W brokerage professionals to ensure effective negotiations of business terms for a wide variety of transactions including lease, sale, sublease and purchase u2022 Align C&W and clients other real estate functions to ensure consistency of service areas u2022 Manage the flow of key documentation and client communications u2022 Work with the clientsu2019 operational groups at all levels to identify real estate needs u2022 Prepare, review, and interpret financial analysis/accounting concepts u2022 Report all transaction revenue u2022 Ensure accuracy of all transaction reports and client materials u2022 Present transaction activity to client/C&W management u2022 Participate in all client/C&W business reviews u2022 Lead and/or facilitate client meetings u2022 Provide supervision for Transaction team members and others team members supporting the transaction activity of the relationship Process Management u2022 Process and program management development and implementation u2022 Implement standardized processes that create maximum efficiencies and add value u2022 Oversee development and continuous improvement of standard forms and procedures u2022 Develop performance measurements for internal benchmarking u2022 Create and implement account operations manual/playbook Transaction Management u2022 Oversee transaction service delivery u2022 Coordinate and manage transaction teams u2022 Oversee/manage field broker selection process u2022 Determine clients' needs and communicate project parameters u2022 Oversee negotiations and management of transactions u2022 Collaborate with portfolio administration team to help ensure data accuracy u2022 Coordinate legal review of all client leased/owned documents u2022 Ensure accuracy of financial data and reporting u2022 Resolve landlord/tenant disputes u2022 Coordinate client site visits/market tours u2022 Ensure all state real estate standards are met u2022 Oversee budgeting and revenue tracking of all transactions u2022 Manage client rebate account Strategic Planning u2022 Lead the development of strategic plans and provide strategic real estate advice to clients u2022 Identify occupancy cost savings strategies u2022 Develop occupancy expansion/contraction strategies u2022 Ensure implementation of agreed upon strategy u2022 Produce and/or support business case development u2022 Prepare reports, data and financial analyses toward the completion of a strategic plan u2022 Execute strategies by developing action plans u2022 Quantify and report on occupancy cost savings and value add analyses Requirements u2022 Must obtain and hold state real estate salesperson license u2022 Ability to read and understand commercial real estate transaction documents, such as a lease, purchase & sale agreement, sublease agreement, SNDA, estoppel, assignment agreement, etc. u2022 5+ years real estate experience in transaction management or corporate real estate u2022 Experience with high-level, complex transaction management including experience in contract management/compliance Cushman & Wakefield also provides eligible employees with an opportunity to enroll in a variety of benefit programs, generally including health, vision, and dental insurance, flexible spending accounts, health savings accounts, retirement savings plans, life, and disability insurance programs, and paid and unpaid time away from work. The company will not pay less than minimum wage for this role.
