Building Maintenance Manager - EXAM Print ( Apply ufeff Building Maintenance Manager - EXAM Salary $37.02 - $55.52 Hourly Location Varies by position Job Type Full-time Job Number 26-3497-C1 Department 60 Columbus Water & Power Division Office of the Public Utilities Director Opening Date 02/05/2026 Closing Date 2/19/2026 11:59 PM Eastern + Description + Benefits + Questions Definition Under direction, is responsible for overseeing, planning, organizing, and coordinating the operation, maintenance, and repair of City buildings and grounds; performs related duties as required. Examples of Work (Any one position may not include all of the duties listed, nor do the examples cover all of the duties that may be performed.) + Plans and manages the maintenance or custodial services of buildings; plans and implements a comprehensive plan of building maintenance or custodial maintenance; + Supervises work of maintenance workers or custodial workers engaged in painting buildings, making carpentry repairs, repairing plumbing fixtures and lines, installing glass, and repairing electrical installations, pumps, motors, and heating and air conditioning equipment, or performing custodial duties; + Assigns work and reviews work assignments with supervisors to ensure priorities are being observed; + Inspects building(s) for needed work, such as structural repairs; + Inspects maintenance and custodial work in progress and completed work for conformance to established standards, specifications, instructions, and blueprints; + Inspects new facilities and checks progress and results of private contractors in the renovation of designated facilities; + Coordinates personnel transactions, overtime, vacation schedules, and leaves of absence to ensure adequate staffing; recommends personnel for appointments to vacant positions; conducts performance appraisals on employees supervised; + Investigates complaints concerning the conduct of workers; investigates employee problems and complaints; conducts conferences for violations of rules; + Ensures subordinate personnel are in compliance with safety policies and procedures; ensures subordinate personnel receive appropriate safety training; + Directs the collection of data to be used in determining annual costs and budget projections of operations; monitors and controls expenditures to ensure expenses do not exceed budget allocations; + Orders tools, supplies, and equipment; + Prepares contracts covering major work to be done; coordinates activities of commercial vendors and administers service; + Maintains records and prepares reports; + Develops or reviews plans, blueprints, specifications, or procedures for equipment, routine maintenance, custodial maintenance, and custodial operations; + Responds to complaints from tenants about building conditions orally or in writing; plans and schedules approved building alterations according to tenant requirements; + Reviews and evaluates job reports, personnel, and equipment costs and requirements to determine quality and efficiency of maintenance and custodial operations; + May oversee the operations of a heating and/or air conditioning plant; + May coordinate building security. Minimum Qualifications Completion of the twelfth school grade and five (5) years of building maintenance, custodial maintenance, or maintenance contracting experience. Substitution(s): A certificate of high school equivalence (GED) will be accepted in lieu of the twelfth school grade requirement. Possession of a valid motor vehicle operator's license. Test/Job Contact Information The names of the applicants passing this administration of this exam will be used to create aNEW, OPEN COMPETITIVE, eligible list for this classification. If you are interested in having your name included on the new eligible list, you will need to apply for this exam within the filing period and successfully complete all phases of the testing process. Questions regarding this process can be directed to the Test Center at 614-645-7439. The examination process will consist of a forced-choice multiple-choice Experience Evaluation weighted 100%. The exam is expected to be administered in March. Approved applicants will be notified by mail/email of their scheduled test date and time. All applicants must complete all phases of the testing process in order to receive a final score. The names of all candidates who pass this examination will remain on the eligible list for two years, unless the eligible list is replaced prior to or extended beyond the two years. If a candidate's name is certified and the candidate is to be considered for employment, the hiring process will include one or more interviews, a criminal background check, and a pre-employment drug test.
