The Property Manager (PM) at Pryde, an LGBTQ+ affirming senior community, will have unique and broad in depth general management responsibilities at Pryde.The PM will supervise a site team consisting of administrative, supportive services and maintenance personnel at levels consistent with property resources. In some instances, the PM may be solely responsible for administrative tasks and may also perform supportive service tasks.The PM will understand programs and services designed by or for LGBTQ people, seniors, and people experiencing housing instability. The PM will ensure Pryde meets all financial goals as identified in the annual budget. The PM will relentlessly pursue full occupancy / collection of rent and optimize rental income following program requirements / market conditions thus being a responsible steward for the success of each property.The PM will also ensure that all compliance covenants and supportive service requirements are consistently met and that all maintenance tasks are managed professionally, while maintaining a safe work environment. The PM will ensure the integrity of all financial and operations data and systems.The PM will provide excellent customer service to residents thus encouraging long-term retention.As site leader the PM will demonstrate professional leadership and will support the development and training of those supervised and will diligently pursue their own professional development by fully utilizing the Pennrose Academy.The PM will report to a Regional Property ManagerProperty OverviewPennrose, in partnership with LGBTQ Senior Housing Inc., is developing 74 brand new LGBTQ+ affirmingapartments for seniors 62 and older in the Hyde Park neighborhood of Boston. The 120 year old former William Barton Rogers School is currently undergoing a historic rehabilitation. Rent-restricted studio, one- and twobedroom apartments will be available to households and individuals at various income tiers (30%, 50%, 60%, 80% and 100% of Area Median Income). Several apartments will be set aside for homeless individuals. The residence boasts modern amenities and is pet friendly. The community hosts two private resident lounges and a sunroom. There is additional space available for large events, space for gallery, Resident cinema, classroom space for learning opportunities, and on-site laundry facilities. In addition, the residents will have access to a fitness center.Elevators and secured access entry to buildingCourtyard and professionally landscaped groundsOn-site supportive services available to all residents, including LGBTQ Programming and ServicesOn-site professional management team and maintenance with 24-hour emergency call servicePay range: $75,000 - $80,000/year depending on experience.#IND123Effectively manage rent increases, rent collections and the eviction processConsistently market the property to high standards, optimize curb appeal and successfully convert applicant traffic / waitlists to successful residency while meeting all Fair Housing requirementsUnderstand all aspects of the affordable housing / market rate program features of the assigned property - optimize the financial and operational performance of the property within this constructProactively manage housing partner subsidy programs /relationshipsManage accounts receivable, accounts payable and cash to meet all obligations timelyMonitor utility consumption and related expense - optimize the use of NWP system and responsesInspect the property daily - attend to maintenance needs and conditions being mindful of safetyProvide meaningful input to the capital planning process, budget process and examine expenditures for cost savings and efficiencies - share best practices with colleaguesEnsure team members are on-boarded effectively, trained, motivated and equipped to be successful stewards of the propertiesWork orders, preventive maintenance, apartment turns and the leasing of vacant apartment units- all to be done within company policy timeframesProcess re-certifications, build / manage credible waiting lists for each unit type - anticipate issues impacting occupancy and financial performance - meet deadlines - work proactivelyOwn all aspects related to your apartment developmentTeach staff about customer service, professionalism, safe work practices, effective property inspections, vendor management and the optimum use of technology / Mobile Maintenance/Yardi Fair Housing and Risk Management initiatives, and LGBTQ+ cultural competencyEnsure property is prepared to excel at all property inspections, including agency and REAC without the need for surges in staff and spending, i.e., always have property inspection readyComplete those insurance administration tasks necessary to successfully conclude insurance claimsServe as a role model, mentor, coach and trusted resource to field staff and residentsEnsure that Supportive Services program is successful and meets obligationsSupport the Pennrose Academy efforts to heighten the technical expertise of staffPartner with LGBTQ Senior Housing on site to manage the building, programs, and servicesConsistent and frequent collaboration with local police to ensure enhanced safety and security of residents and employees.Performance MetricsProperty will successfully meet all aspects of the annual operatingbudgetEmployee retention willincreaseand staff competency will beimprovedProperty inspection results will be consistentlyexcellentUnit turnoverand unit occupancy timeswill steadily improveas will tenantresidencyInsurance claim work will be administered timely andprofessionallyWork orderand preventative maintenance completionswill meet PMC standardsconsistentlyProperty will not experience insurance claims due to neglect on the part ofstaffResident satisfaction surveys will yield consistently positiveresultsRequired Education and Experience:High SchoolDiploma / College degree a plusFouryearsof increasing property managementresponsibilitiesKnowledge of both affordable and market rate housingIndustry training credentials which authenticate understanding of rental housing programsRequires a valid driver’s license, an insured vehicle, and the ability to travel (between properties)Experience working with the LGBTQ community, seniors, and people experience housing instabilityWorking Conditions:Ability to work periodic flexible hours is required.
