Job Description The Associate is part of Affinius Capitalu2019s centralized Portfolio Management Analytics (PMA) department and is based in San Antonio, providing integrated analytical support to the firmu2019s New Yorku2013based credit platform. The role reports to the Managing Director of PMA and is responsible for building and maintaining cash flow models and analytical solutions for the firmu2019s credit vehicles and lending strategies. The ideal candidate has advanced Excel and cash flow modeling expertise (preferably within private equity real estate), experience working with large datasets, and exceptional attention to detail. Strong communication skills and the ability to collaborate effectively across San Antoniou2011 and New Yorku2011based teams are essential to ensure credit portfolios and loan positions are accurately captured, analyzed, and connected to the broader global platform. Essential Duties: + Build, enhance, and maintain Excelu2011based proprietary cash flow models for the firmu2019s real estate credit vehicles and underlying investments u2013 including senior and subordinated loans, mezzanine debt, and preferred equity u2013 serving as the subject matter expert for credit modeling tools and ad hoc analytical needs across PMA and the broader platform. + Ensure credit cash flow models and analytical tools adhere to Affinius Capitalu2019s best practices, quality standards, and control frameworks, and are consistently maintained, governed, and integrated within the firmu2019s broader data, reporting, and analytical ecosystem. + Support the design and development of analytical models and tools that conform to evolving credit strategy needs u2013 including sensitivities, scenario analysis, stress testing, and portfolio rollu2011ups u2013 participate in the evaluation, pilot, and migration of loan cash flow modeling from Excel into dedicated loan cash flow systems to improve scalability, control, consistency, and enterprise integration across the credit platform . + Respond to adu2011hoc analytical requests from credit portfolio managers, senior management, and investors, with a focus on actual and projected credit performance, portfolio composition, liquidity, and economic impact to Affinius Capitalu2019s management company. + Support the development and delivery of creditu2011focused reporting solutions for internal and external stakeholders, leveraging existing reporting platforms (including Power BI) and alternative tools as appropriate, all with a focus on publishing information to decision makers. + Foster strong crossu2011functional collaboration with teams in San Antonio, New York, and Europe, contributing to a cohesive, teamu2011oriented culture. + Coordinate with the Compliance team to establish and maintain necessary disclosures around analytical work products. + Perform additional duties as assigned. Requirements + Bacheloru2019s degree from an accredited university, with preference for candidates demonstrating strong intellectual curiosity, technical aptitude, and quantitative proficiency. + 3-5 years of relevant experience developing advanced Excel-based cash flow models, preferably in private equity real estate and credit lending strategies. + Advanced proficiency and proven experience in Excel (macros, VBA, advanced formulas, pivot tables, conditional formatting, data simulations). + Attention to detail is a must, as are strong communication skills and a high degree of emotional intelligence. + Strong organizational skills are required. + Self-starter; capable of developing and meeting deadlines in a fast-paced environment. + Willing to work extended hours, on-site. + Qualifications may warrant placement in a different job title. _Key Competencies:_ + Advanced skill in Excel and Word applications. + Ability to prioritize assignments to meet several deadlines. + Excellent analytical, quantitative, and problem-solving skills. + Exceptional written and verbal communication skills. + Working knowledge of Power BI and Data Analysis Expressions (DAX) is a plus.
