A primary focus for this role is relationship management with various agencies, partners, owners and institutions. As a strategic leader, you will be responsible for ensuring long-term financial viability, operational excellence, and resident satisfaction. You will be responsible for supporting and driving our culture where recognition is celebrated, accountability is expected, and inclusivity is standard all while helping to continue to Lift Lives.Provide direction toward the achievement of Michaels strategy and its annual goals and objectives.Ensure individual properties meet targeted results and expectations regarding financial matters; as well as occupancy, safety, appearance and inspection standards.Build, train, and develop opportunities for growth for the property management leaders & team members.Ensure regulatory and local law compliance and develop strategies to prevent and promptly resolve all violations.Establish written objectives/strategies with individual property managers and the Property Management senior team with manuals outlining expectations and responsibilities for each position.Oversee major contract work, prepare CAP X and operating budgets and manage results with assistance of Regional Facility Director.Partner with the asset management teams to establish and drive execution of a robust strategic plan for each asset. Prepare financial updates/variances as required for Executive Management.Ensure the Operations team is constantly striving to improve property operations, curb appeal, with additional focus on increasing revenues, strategically decreasing expenses, and building relationships with tenants, vendors, and brokers.Stay informed of economic and demographic conditions in each property marketCommunicate effectively and with appropriate detail to Executive management regarding the status of the operating strategy and results for each market.Provides leadership input for Michaels to innovate property operations to maximize revenue streams, and other technologies to be able to scale key effective new initiatives quickly into productivity.Other responsibilities as assignedRequired Experience: 10+ years of experience in multi-family community operations or management, preferably with experience in Military, Student, Market rate, and/or Affordable.Required Education/Training:Bachelor's degree in Business, Real Estate, or a related field preferredIndustry Designations (CAM, ARM, CPM, etc.) preferredRequired Skills and Abilities:Track record of building and leading high performing teamExcellent customer service and interpersonal skills; ability to relate to and get along with othersAbility to facilitate presentations or speak in public to large groups of peopleStrong organizational and time-management skillsAbility to multitask and maintain flexibility and creativity in a variety of situationsAbility to analyze and resolve problemsAbility to set and meet goals and consistently meet deadlinesAbility to maintain confidentialityExceptional written and verbal communication skillsWorking knowledge of property management software programsWorking Conditions:Must have ability to work non-standard hours and perform frequent travel (estimate of 50%) to all assets in the portfolio.Requires nighttime and weekend accessibility.Salary Range Information:The range displayed on each job posting reflects the targeted base salary for the position.
