ABOUT THE ROLE Leads shift operations and directs vendors and subcontractors. Applies advanced skills to perform sophisticated corrective repair and preventive maintenance of buildings, industrial systems, vehicles, equipment and grounds. Working under limited supervision, monitors building system operations and performance. Applies several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling. WHAT YOUu2019LL DO u2022 Follows all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety. u2022 Directs shift operations, assigns work orders, and/or provides technical and procedural training of coworkers and subcontractors. Arranges for subcontractors as needed. u2022 Reviews monthly tenant service request summaries to pinpoint and correct recurrent operational problems. u2022 Oversees and inspects the work performed by engineering staff. Determines that work is complete, equipment is fully functional and client space is in prime working condition. u2022 Formulates and implements a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life. u2022 Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client. u2022 Reviews assigned work orders. Estimates time and materials needed to complete repair. Maintains inventory of adequate supplies and tools and orders necessary materials to finish the tasks. u2022 Consults with clients to schedule preventive maintenance and other downtime to minimize business interruption and inconvenience. u2022 Performs assigned repairs, emergency and preventive maintenance. Complete maintenance and repair records as needed. u2022 Responds quickly to emergency situations, summoning additional assistance as needed. u2022 Completes other duties as assigned. u2022 Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. WHAT YOUu2019LL NEED u2022 High school diploma or general education degree (GED) and a minimum of 4 years of related experience in complete building maintenance. u2022 Associate's degree (AA) or equivalent from two-year college or technical school is preferred. u2022 Universal CFC certification required. u2022 Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. u2022 Requires knowledge of financial terms and principles and to understand operating budgets. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis. u2022 Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more. What Youu2019ll Need: Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future. + Bachelor's Degree preferred with 4+ years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. + Experience with utility providers or other essential services clients as well as infrastructure knowledge and experience are a plus. + Knowledge of all construction phases, including HVAC, mechanical and electrical as well as expertise in evaluating all relevant building codes and the ability to oversee multiple projects in various stages highly preferred. + Ability to exercise judgment based on the analysis of multiple sources of information. + Willingness to take a new perspective on existing solutions. + In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc. + Organizational skills with an advanced inquisitive mindset. + Sophisticated math skills.
