About the Role: As a CBRE Transaction Management Manager, you will lead and manage a team that provides ongoing management of real estate transaction activities, specifically focused on supporting our major telecommunications client's Distribution Initiatives. You will be responsible for a small to medium portfolio of properties, ensuring efficient and effective transaction management on behalf of our corporate client. _Please note: This role does not provide sponsorship._ What Youu2019ll Do: + Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees. + Coordinate and manage the team's daily activities, ensuring alignment with the client's Distribution Initiative goals. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed. + Implement real estate plans with a thorough understanding of the client's strategic real estate goals, particularly those related to Distribution Initiatives. Assist with project initiation and scope definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones. + Act as a landlord or seller agent and tenant or buyer agent to effectively negotiate the business terms and conditions, specifically focusing on the needs of the Distribution Initiatives. + Coordinate the negotiation of sales through a field broker. This includes negotiating leases and lease amendments, monitoring lease expirations, and negotiating lease renewals in time, with a focus on supporting the client's distribution network. + Locate and acquire new properties to meet the client's Distribution Initiatives requirements and timeline. + Understand how to review, evaluate, and interpret financial analysis templates. + Closely track transaction and project activity related to the Distribution Initiatives. Record all savings results achieved on behalf of clients. Prepare reports and make presentations to relevant parties. + Maintain a real estate project tracking system to ensure timely transaction completion; prepare reports and make presentations to relevant parties. + Improve and change existing methods, processes, and standards within the job discipline, with a focus on improving efficiency and effectiveness for the Distribution Initiatives. Understand and recognize the broader impact across the department. + Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement. + Apply knowledge of own discipline and how own discipline integrates with others to achieve team and departmental objectives. + Identify, troubleshoot, and resolve day-to-day and moderately complex issues, which may or may not be evident in existing systems and processes. What Youu2019ll Need: + Bachelor's Degree preferred with 3-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. Real Estate salesperson license required. + Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention preferred. + Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems. + Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department. + In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc. + Extensive organizational skills with a strong inquisitive mindset. + Sophisticated math skills. Ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations. What youu2019ll need Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future. + Bachelor's Degree preferred with 2-5 years of relevant experience. Instead of a degree, a combination of experience and education will be considered. + In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc. + Previous AEC experience preferred and should include construction project management, owner's rep, or project management experience for commercial projects. + Ability to read and understand architectural drawings, knowledge of leases, contracts, and construction practices is helpful. + Understanding of existing procedures and standards to solve slightly complex problems. and the ability to analyze possible solutions using technical experience to apply appropriate judgment and precedents. + Strong interpersonal skills with an inquisitive mentality. + Ability to report to the client's offices or sites a minimum of three days per week. (office locations in Midtown Manhattan). The minimum salary for this position is $90,000 annually and the maximum salary for this position is $115,000 annually. The compensation that is offered to a successful candidate will depend on the candidateu2019s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsendu2019s applicable benefit program.
