Description Dealing with post foreclosure sales Deals with evictions 75% FHA loans Guild has own system, highly manual environment, no system telling you what to do MAQs need to get updated correctly, want experience with eviction and property preservation $27 an hour for someone with 3 yearsu2019 experience, C2H Havenu2019t been finding the best personality fit 1-2 interviews Will be on camera Post team is 25 people, only 1 person working with evictions For now, this person will be M-F but after training might be able to be hybrid, training will be 6 weeks Prefers 3 years of eviction and property preservation for higher end Mortgage servicing experience is great, not originations 9-5 to start but can be flexible, a manager needs to be in office, half an hour or an hour lunch Skills Eviction, property preservation, foreclosure, fha loan Top Skills Details Eviction,property preservation,foreclosure,fha loan Additional Skills & Qualifications Provide copy of default notice to investor and mortgage insurance carrier. u2022 Monitor file in accordance with required notification periods and issue notice of sale once timeline is satisfied. u2022 Prepare documents and deeds to be executed, and create figures for judicial foreclosures. u2022 Refer borrowers for loan counseling if a short sale, loss mitigation, or payment is requested. u2022 Process postponements, reinstatement requests and judgments. u2022 Prepare bid instructions and obtain required approvals to place home for sale. u2022 Report sale information to investor and mortgage insurance carrier and verify insurance is assigned or cancelled. Perform internet research to identify utilities and HOAs; make payments and transfer accounts. u2022 Review and approve invoices; request checks for payment to reimburse foreclosure fees and costs. u2022 Prepare/review documents and deeds to be executed. Make photocopies and electronically file documents. Provide copies of documents and correspondence when requested. u2022 Refer eviction files to attorneys and monitors occupied properties after sale until eviction is completed and/or property becomes vacant. Ensure evictionu2013related legal action is initiated and reported in accordance with investor guidelines. u2022 Work with property preservation companies to place vacant properties in conveyance condition (ICC), and ensure deed is recorded. u2022 Request Tax Certifications on ICC properties. u2022 Prepare conveyance and title packages and submit to Quality Control for review, approval and submission to FHA for payment. u2022 Submit curtailment requests to property preservation companies if it is determined they were responsible for any property preservation delays. u2022 Review, monitor, and adjust escrow accounts. u2022 Gather receipts for property preservation, foreclosure fee costs, escrow advances and refunds to prepare claim submission to Quality Control. u2022 Ensure all claims and supporting documents are uploaded into document retention system.
