Description of Job As a first level supervisor, this position is responsible for the work unit including accountability for the use of equipment, space, and resources. It directly controls the work of assigned staff and determines the work procedures for the unit. This position defines, assigns and independently performs a range of tasks related to work with all HVAC and plumbing needs for Capitol Complex buildings.Essential employees can be required to work unexpected or unusual work hours to perform the essential and/or emergency services of the department without delay and/or without interruption. A summary of the duties and responsibilities will include, but are not limited to, the following: Supervisor u2013 Plans, assigns and inspects the day-to-day work of Pipe trades II and Pipe Trades I positions in 17 State buildings. Responsible for the execution and completion of special projects as assigned by the work unit supervisor. Develops and assigns schedules and leave requests. Develops goals and completes performance evaluations for all employees. HVAC Operations u2013 Operate, troubleshoot and control primary and secondary multi-story buildingsu2019 heating, cooling and ventilation systems by monitoring and adjusting existing systems. This may include responding to calls from tenants that have placed calls to help desk. Budgeting u2013 Assist in making yearly budget recommendations to the LTC, for Capitol Complex operations. Monitor expenditures of HVAC funds for parts and materials used in performing maintenance in buildings. HVAC Controls System Oversight u2013 Develops and implements building and equipment preventative maintenance for HVAC activities. Maintain, troubleshoot and repair EMS (Siemens) system as needed.
