DescriptionAs a Workplace Health & Safety Real Estate Due Diligence & Remediation Manager, you will be responsible for partnering with various stakeholders and teams to support real estate transactions. You will perform transaction related due diligence, scope and manage remediation projects, develop Amazon standards and policy, and implement and execute the requirements of the program. In this role, you will assist in managing these programs at the corporate level and ensure that risks and liabilities are appropriately evaluated and mitigated as a part of our transactions. Key job responsibilities Serve as primary contact for transaction teams on Amazon's due diligence program. Review environmental site assessments (Phase I/II), regulatory reports, health-risk assessments, and vapor mitigation plans to evaluate exposure risks from building materials and property conditions including asbestos, lead-based paint, and vapor intrusion. Scope and manage Phase II site investigations, perform Vapor Intrusion Screenings and Health Risk Assessments, and draft mitigation plans for contaminated materials management. Oversee design and installation of sub-slab depressurization systems and enhanced ventilation for vapor intrusion sites. Coordinate with Real Estate, Legal, Construction, and Launch teams on mitigation requirements and ongoing oversight for contaminated sites. Review contractor, developer, and consultant work, and assist RE legal with protective language for hazardous materials and pre-existing contamination. Represent Amazon professionally with property owners, representatives, consultants, and legal advisors. Provide training and support to teams and partners to enhance knowledge and efficiency. Prioritize and lead multiple concurrent projects and assignments.Basic Qualifications- Experience building cross-functional partnerships and influencing stakeholders across the organization to act without having a direct reporting relationship - Experience in commercial transactions - Experience developing and implementing of standards, policies and programs or equivalent - 10+ years of due diligence & remediation experience or risk management or contamination management - Bacheloru2019s Degree in Geology, Environmental Science, Chemistry, Chemical or Environmental Engineering, or related field of study - Experience serving as a technical expert. - Possess knowledge and experience of ASTM Phase I standards and other environmental protocols, understand core business and legal concepts of business transactions, with continued interest in working on transactions.Preferred Qualifications- Experience in a fast paced, dynamic organization - Experience working effectively across cross-functional teams and partnering well with people at all levels within an organization - Experience collaborating and influencing multiple teams across multiple organizations - Can manage a high volume of requests and competing deadlines - Experience that includes strong analytical skills, attention to detail, and effective communication abilities - Master's Degree in Geology, Environmental Science, Chemistry, Chemical or Environmental Engineering, or related field of study - Additional language fluency is a bonus Amazon is an equal opportunity employer and does not discriminate on the basis of protected veteran status, disability, or other legally protected status. Your Amazon package will include sign-on payments and restricted stock units (RSUs). Final compensation will be determined based on factors including experience, qualifications, and location.
