Does that sound like you? The Opportunity with McKinstry We are currently seeking a Senior Preconstruction Manager to join the team as a member of our growing Data Center Innovations division. The Senior Preconstruction Manager is responsible for developing strategies, goals, and objectives for projects during the preconstruction phase to ensure delivery of the project safely, on time and on budget with high client satisfaction. Additional responsibilities may include: _Preconstruction Management_ + Must be proficient in conceptual estimating large mechanical systems from very basic narratives / architectural plans. + Own all conceptual estimates for majors new construction (mechanical). + Manages scope and budget of a portfolio of projects before the project begins construction phase. + During design and estimating phase for project; manages design phase, managing budget, managing risk and opportunities for budget. + Manages job from early design through construction and permitting. + Partners with Project Managers to assure perfect transition between preconstruction and construction. + Protects/enhances gross margin potential on all projects. + In addition to all preconstruction management activities to the projects assigned to you, must support sales team in development of conceptual mechanical budgets and scope letters from conceptual/architectural plans. + Participate fully in department betterment goals in order to streamline and enhance quality of deliverables to our clients (internal and external). + Excellent communication skills with our clients are paramount for the success in this position. You are expected to deliver and manage estimates/budgets throughout the duration of the project. + Support and participate in industry / business development activities. Attend project interviews, as needed. + Leads critical conversations with key stakeholders and clients on active projects. + Takes ownership in leading communication and strategy for pursuits, as well as attending/developing RFPu2019s and interviews. + Responsible for a portfolio of projects in preconstruction management and for support/leadership of key pursuits. + Leads department betterment efforts. + Master business acumen surrounding project delivery type and approach to running preconstruction process in order to maximize gross margin opportunity. + Demonstrate mastery of understanding industry delivery/procurement methods and in how those affect the preconstruction process. + Mastery of contractual terms, reviewing contracts, and understanding the issues that need to be added to any budget. _Project Controls_ + Employ McKinstry best practices along with preconstruction process to each project. + Mitigate all risks within the preconstruction process so that scope is completely covered and contingency is employed in areas of risk. + Utilize McKinstry technology platforms to track projects and keep historical databases/metrics up to date. + Work with vendors and subcontractors to ensure pricing input on all projects under your direction. + Excellent scope letter and narrative writing abilities to clearly delineate scope of work and to assist our owner/general contractor in making sure project scope is completely covered. + Follow McKinstry best practices for estimate reviews on every job. Preconstruction team will take lead in scheduling the review at a minimum of one day prior to submission. + Assumes financial responsibility for projects in preconstruction phase including accurate, timely and relevant reporting to stakeholders. + Facilitates invoice payments from clients and to subcontractors. + Reviews and approves design contractor/ subcontractor billing. + Prepares client and subcontractor change orders during design phases. + Drafts subcontracts and purchase agreements. + Creates RFPu2019s for major subcontractors and scopes of work. + Creates and maintains network and hardcopy files. + Ensures the preparation of Job Start materials. + Reviews contracts, drawings, specifications and other resources to answer questions in a timely manner. + Ensures that all material and equipment is purchased in a timely and cost-effective manner. + Evaluates bid estimates, develops cost codes, establishes definitive budgets, develops manpower plan with Superintendents, and monitors field labor progress. + Takes responsibility for the development and implementation of a comprehensive construction plan. + Monitors progress towards goals to anticipate potential problems. + Delivers accurate and timely data to support project forecasts. _Team Management_ + Coaches and mentors project team members. + Manages a portfolio of projects and a diverse group of team members + Develops project staffing plans to include labor, subcontractors, etc. + Acts as steward of McKinstry culture; communicate and influence policies and procedures. + Establishes and leads associated meetings. + Define individual project responsibilities and accountabilities. Other duties as assigned What You Need to Succeed at McKinstry + Must have demonstrated proficiency for all the responsibilities of a Senior Preconstruction Engineer or Senior Project Engineer. + Bacheloru2019s degree in Construction Management or Engineering or equivalent work experience required. + Ten (10) to twenty (20+) years of experience in project management, engineering, or construction is required with strong background in estimating and preconstruction management. + Proficient with scheduling software: Microsoft Project, Primavera and/or Suretrak required. + Completed OSHA 10 class is required. + Experience working for a General Contractor or Major Mechanical Subcontractor preferred. + PE, CPM, LEED professional designations is preferred, but not required. + Advanced knowledge of Microsoft Office Suite - Word, Excel, PowerPoint, and Outlook and required. + Basic estimating skills required. + RCDD, CPM professional designation is preferred. + Proficient with construction financial programs and software preferred. + Demonstrates an understanding of accounting and financial management preferred. T _he pay range for this position is $105,030 - $185,500 per year; however, base pay offered may vary depending on job-related knowledge, skills, and experience. Base pay information is based on market location.
