Hiring In: Laurens, SC or Greenville, SCUnited Community is seeking a detail-oriented and highly motivated Mortgage Servicing Specialist to support the Bank’s mortgage third-party sub-servicing relationships. This role partners closely with the Mortgage Servicing Administrator to ensure servicing operations, compliance, and reporting requirements are executed accurately and efficiently. The Mortgage Servicing Specialist plays a key role in monitoring sub-servicer performance, supporting audits and regulatory compliance, and identifying opportunities to improve servicing processes and mitigate risk.Assist the Mortgage Servicing Administrator with managing third-party relationships and daily operations with mortgage sub-servicer(s)Maintain, create, and review daily, monthly, and quarterly servicing reportsFilter and route correspondence and requests from sub-servicer(s) to the appropriate internal departmentsApprove or recommend PMI cancellation requests, collateral releases, service charge waivers, and other servicing exceptionsSupport day-to-day servicing functions by identifying operational risks and vulnerabilities at the loan-level and portfolio-levelDevelop and implement corrective action plans for servicing issues and provide guidance to prevent future occurrencesEvaluate sub-servicer processes and recommend improvements to reduce business risk and enhance servicing performanceDevelop and utilize exception reporting to identify problem areas and improve departmental performanceMaintain working knowledge of current servicing compliance regulations, including CFPB, foreclosure, loss mitigation, claims procedures, and HUD requirementsParticipate in scheduled sub-servicer site visitsReview servicing operational and quality assurance processes and recommend technology enhancements to streamline workflowAssist team members through internal and external training resourcesProvide data and documentation for state, federal, and third-party audits related to servicing activitiesProvide feedback and trend analysis from quality control results and counterparty scorecardsBachelor’s degree or equivalent work experienceMinimum of 2 years of loan servicing experience or equivalent mortgage industry experienceKnowledge of government mortgage products and documentationWorking knowledge of agency investor, regulatory, and servicing requirementsKnowledge of GNMA servicing requirements preferredExperience with loan servicing guidelines, procedures, restrictions, and reporting requirementsExperience with loan accounting systems and general accounting principlesKnowledge of tax and insurance escrow operationsFamiliarity with servicing software and electronic reporting processes; MERS experience preferred but not requiredStrong organizational skills with the ability to prioritize, manage multiple projects, and meet deadlinesExcellent interpersonal, communication, time management, and customer service skillsAbility to exercise independent judgment and work effectively in a fast-paced environmentProficiency in Microsoft Office applications, including Excel, Word, PowerPoint, and OutlookAbility to complete all required compliance training, including Bank Secrecy Act / Anti-Money Laundering trainingMust be able to pass a background and credit checkThis is a full-time, non-remote position requiring schedule flexibility, including evenings and weekends as neededFLSA Status: ExemptReady to take your career to the next level?
